Urbana is a residential sub-community in Emaar South (a sub-community of Dubai South). It is further divided into three gated residential clusters: Urbana I, Urbana II and Urbana III. It features modern 2- and 3-bedroom tiered townhouses nestled within beautifully landscaped gardens and lush green walkways. Each cluster boasts its community park and a range of shared amenities, while also benefiting from the extensive facilities of the master development, Emaar South. This includes access to an 18-hole golf course, retail centres, a hotel and educational institutions.

Urbana is a green close-knit sub-community of Emaar South. Each residential cluster of Urbana provides gated security along with a community park and recreational centre. Furthermore, each cluster boasts a play area for kids, a community swimming pool and a sikka.

The community features tiered townhomes designed to accommodate two families per unit. Each residence spans two floors, with two or three bedrooms on the ground floor and an additional two bedrooms on the first floor. Both floors feature separate entrances for added privacy and convenience. 

Since 3-bedroom units are exclusively on the ground level, residents will enjoy the added benefits of a private yard, a spacious terrace and a private garden, along with other essential home amenities. The covered area for these units is about 1,449 sq. ft. excluding the private yard area. 

The 2-bedroom townhouses on the ground floor are approximately 1,389 sq. ft. and include a private yard, patio and terrace. In contrast, the 2-bedroom units on the first-floor range from 1,159 sq. ft. to 1,214 sq. ft.

Residents will be able to park their cars in their respective shaded car ports. Guests and visitors can find multiple spaces for street parking in Urbana Emaar South.

Since Emaar South is still developing, means of public transportation near Urbana are fairly limited at the moment. The Emaar South Entrance Bus Stop, served by Bus F55, is the sole bus station in Emaar South. Fortunately, Urbana is conveniently situated near the main entrance, offering residents easy access by foot. 

Also, Dubai taxi booking is available through the S’hail app. Other modes of travelling in Dubai, such as Dubai Metro and buses are rather a bit away.

As Emaar South is still under development, only one of the two planned retail centres has been completed and opened: Emaar South Village. This community retail centre features a large outlet of Geant Express, which caters to all grocery and household needs of people living in the area. Located near the entrance of Emaar South, it is just a short walk from any part of Urbana.

Several mosques are planned for the Emaar South community, with at least two expected to be within walking distance of Urbana. However, as of now, no mosque has been completed. For the time being, residents will need to drive approximately 7 minutes to the EFTA Mosque to attend congregational prayers.

To visit churches, temples and gurudwaras, residents can travel to Jebel Ali Village, approximately a half-hour drive away. There, they will find several places of worship including St. Francis of Assisi Church and Mor Ignatius Jacobite Syrian Orthodox Cathedral. The area also hosts a grand Hindu temple and the Guru Nanak Darbar, the largest Sikh temple in the Gulf Region, which welcomes visitors of all backgrounds for tourism.

A couple of nurseries and schools will be part of the Emaar South community on completion. For now, there is a branch of Tappy Toes Nursery in Dubai South, at a drive of 14 minutes from the area. 

Renowned private schools near Urbana Dubai South can be found in communities like Dubai Investments Park and Jebel Ali Village and in Dubailand. These include:

Greenfield International School offer education from Kindergarten to Grade 12 based on the IB curriculum. The school was developed by Taaleem in 2007. Nibras International School or Al Nibras International School follows the American curriculum based on the standards of the State of Colorado. It offers classes from KG1 to Grade 12. All these schools are based in Dubai Investments Park (DIP).

Apart from the community clinic planned for Emaar South, medical treatment can be sought at some of the clinics and hospitals near Urbana Emaar South, which include:

Access Clinic and Advanced Care Medical Center are located at an 18-minute drive while NMC Specialty Hospital is reachable within 20 minutes. NMC Hospital is one of the best hospitals in Dubai.

The immediate neighbours of Urbana Emaar South are the other sub-communities in Emaar South and the greater Dubai South, notably Expo Golf Villas. Other nearby areas are:

The closest option for a mall is Sapphire Mall in Dubai Industrial City. It lies at an 18-minute drive and houses the Al Madina Hypermarket. Covering a floor area of 400,000 sq. ft., the mall has a few retail outlets and eateries along with the Al Madina Distribution Centre.

Other well-known and larger malls near Urbana Emaar South lie more than 20 minutes away. Some of these include:

Similar to Outlet Mall Dubai, Outlet Village Dubai is a discount shopping mall that houses more than 100 high-end shopping stores. It is a development by Meraas, boasting architecture that draws inspiration from different villages all over the world. Dubai Outlet Village offers the vibe of a European marketplace and has 13 restaurants and cafes too.

Dubai Festival Plaza has more than 120 shopping stores and covers an area of 648,000 sq. ft. Operating under the Al Futtaim Group, Dubai Festival Plaza has up to 40 restaurants and cafes too. The urban lifestyle mall is the second ‘festival’ themed mall in the city.

Ibn Battuta is one of the world’s largest themed malls, with an area of 521,000 sq. m. It is made up of six zones including Tunisia, Persia, Egypt, China, India and Andalusia and houses a total of 500 shops, eateries and leisure spots. The mall is named after the renowned explorer and scholar Ibn Battuta and welcomes around 20 million visitors annually, making it one of Dubai’s best malls.

Restaurants near Urbana Emaar South can be found in Dubai South and lie within a 5 to 10-minute drive. The nearby casual dining restaurants are:

Nook Restaurant serves items from International cuisine while Golositalia is an Italian restaurant. Galaxy Star Cafeteria offers Indian, Chinese as well as African cuisines. At Olives Restaurant, you can order different Indian and Chinese dishes. The Infinity Restaurant deals in Indian and Pakistani dishes.

You can find a number of cafes in the vicinity too. These include:

Costa Coffee is one of the numerous cafes in Dubai while Trouvaille serves both Lebanese and French items. Skini Panini offers healthy food. While there are not many nightlife options in the community, you will find WXYZ Bar in Aloft Dubai South to be a viable option.

The closest beach near Urbana is Jebel Ali Beach and it requires a drive of around 23 minutes to reach. It is an open beach with limited developments and facilities. Nevertheless, it is a quick retreat for residents living in the nearby areas.

You can access more public beaches in Dubai, by driving up to 30 minutes. JBR Beach or The Beach, JBR is a lively beach with tons of activities. As the name suggests, it is located opposite Jumeirah Beach Residence. Besides revelling in the seawaters, you can shop from the nearby retail outlets, dine in the nearby eateries and watch a movie at Roxy Cinemas too.

The beach is adorned with sea loungers and has many camels, which you can ride. Other water sports available here are wakeboarding, parasailing and banana boat rides for the kids. You can also enjoy spectacular views of the Ain Dubai Ferris Wheel in Bluewaters Island Meraas from JBR Beach.

Urbana Emaar South lies in proximity to the Dubai Expo 2020 site. Other notable landmarks near Urbana Emaar South are reachable within 30 minutes. Some of them include:

You can reach Dubai Parks and Resorts in 18 minutes. It has been developed by Meraas and consists of some theme parks, a hotel and a promenade. The theme parks in Dubai Parks and Resorts are Motiongate Dubai and Legoland. Motiongate Dubai is a cinematic paradise whereas Legoland and Legoland Waterpark, feature several rides and attractions, based on the Lego theme. The promenade namely Riverland has four zones with more than 50 restaurants, cafes and entertainment venues.

Jebel Ali Golf Resort is 21 minutes away. Also known as JA Beach Resort, Jebel Ali Golf Resort consists of a 9-hole, par championship standard golf course. Another highlight of this resort is the David Leadbetter Golf Academy Dubai for learning golf. Other attractions in Jebel Ali Golf Resort include spas, salons, a shooting club, an equestrian centre and many eateries.

Ghantoot Racing & Polo Club lies at a 25-minute drive on the Dubai – Abu Dhabi Border. Covering 300 hectares of green grassland in Ghantoot, the club has stables with more than 300 ponies. It also has a seater grandstand that can accommodate up to 2000 spectators.

The golf community is a realm of greenery and outdoor green spaces. Residents enjoy access to shared amenities such as swimming pools and gyms while the little ones can make the most of their time in the play areas. The walkways in the area are perfect for strolling and jogging.

In Emaar South Village, one will find various grooming service providers including Zaki Gents Salon, South Beauty Centre and Portofino Gentlemen Lounge. Upon completion, the community will have several fitness amenities and outlets for beauty treatments and personal grooming.

Living in Urbana Emaar South offers you the perks of living in a gated residential sub-community. However, the area is currently still developing and does not have all the amenities at the moment. Nevertheless, the properties are available under an affordable price tag and will offer a high return-on-investment, once the developments are completed.
