The Villa is a popular residential development by Dubai Properties (DP) established in alliance with Mazaya. It is located at the intersection of Sheikh Zayed Bin Hamdan Al Nahyan Street (D54) and Al Ain Dubai Road (E66). There are four residential communities counted among the top areas for renting in The Villa. These include The Centro, The Aldea, The Ponderosa and The Haciendas. The villa styles are Cordoba, Mazaya, Granada and Valencia. Each is distinguished by different styles of architecture.

The Centro is a gated sub-community of The Villa. It is situated to the east of the development proximity to Sheikh Zayed Bin Hamdan Al Nahyan Street (D54). The project was launched in August 2005 and was handed over in 2011. It offers Mediterranean-themed, custom-built villas and ready units.
