ABOUT EMIRATES MODERN INDUSTRIAL AREA
The Emirates Modern Industrial Area (EMIA) is a flagship development by Tameer Holding in Umm Al Quwain. As the name says, it is an industrial area that incorporates industrial and commercial activities featuring labour camp, commercial plot and storage area. The industrial area has been constructed over an area of approximately 80 million sq. ft. at $68.2 million (Dh 250 million).
The well-connected road network provides easy access to the neighbouring areas of the emirate. E11 runs along the western side of the community while Sheikh Mohammed Bin Zayed Road (E311) is situated to the eastern side. One can easily connect to Emirates Road (E611) via Sheikh Mohammed Bin Zayed Road in a short drive.

One will have to drive for about half an hour to visit these residential communities as the Emirates Modern Industrial Area is located to the eastern end of the emirate.

There are plenty of malls near Emirates Modern Industrial Area including Mall of UAQ, City Mall and China Mall. Mall of UAQ features a wide range of retail outlets, casual dining restaurants and recreational facilities. The flagship store of the mall is Lulu Hypermarket and Department Store offering an array of fashion, beauty and daily usage products. The shopping mall is accessible in a 17-minute drive via E11.
RESTAURANTS IN EMIRATES MODERN INDUSTRIAL AREA
There is no storage of local eateries and casual dining restaurants in Emirates Modern Industrial Area offering Arabic, Indian and Pakistani cuisine. These include Karachi Palace Restaurant, Ritaj Restaurant, Amooh Traditional Kitchen and Rehan Al Madina Restaurant. If you head towards the northern side of the district, you will find some of the best restaurants in Umm Al Quwain like Sikkat Beirut, Bait Al Mandi and Emirates Sea Restaurant. These restaurants are accessible in a 15 to 20-minute drive.
BEACHES NEAR EMIRATES MODERN INDUSTRIAL AREA
Since the community lies in proximity to the coastline of UAQ and the emirate of Ras Al Khaimah, people can visit beaches of both the emirates. Some of the beaches near Emirates Modern Industrial Area are Mangroves Beach, Khor Al Beidah Beach and Ras Al Khaimah Beach. Dreamland Aqua Park is a popular leisure spot near the commercial district. The waterpark is spread over an area of 250,000 sq. m. with different rides, slides, dining options and camping facility. On your visit to the waterpark, one must never miss the 40-metre long tunnel slide Twister and twisting maze of tunnel slides, Twisting Dragons. It is located next to Barracuda Resort and accessible in a 10-minute drive.
Another notable landmark nearby the commercial district is Khor Al Beidah wetlands. The wetland attracts thousands of birds of different species and birdwatchers as well. These birds can be seen from October to April when they come to feed on small worms living in mudflats. The waders visitors can see at Khor Al Beidah are Crab Plover and the Great Knot.
The historic landmark of the emirate, Umm Al Quwain National Museum is also located a short drive away from the community. Umm Al Quwain National Museum was a fort established for the residence of the ruling family. It was built by H.H. Sheikh Rashid Bin Majid Al Mualla in 1768 and converted into a museum in 2000. The museum has preserved the archaeological finds from Ed Dur and Tel Abraq. Some of the exhibits of the museum are the statues of headless falcons, documents, photographs and gifts presented to the Ruler of Umm Al Quwain.

H.H Sheikh Zayed Bin Sultan Al Nahyan Park is one of the popular public parks in Umm Al Quwain featuring lush green spaces, play area and a café. It is located a 20-minute drive away from the community.
Fitness enthusiasts can keep up with their workout session in gyms near Emirates Modern Industrial Area. These include 24 Gym, Al Riffa Gym and Miami Ladies Gym. These fitness centres are accessible in a 15 to 20-minute drive.
There are several gents salon in the area offering haircut and beard trimming. Smart Salon, Gulf Salon and Al Arab Gents Salon are a few of them.
