Emirates Industrial City is one of the leading industrial areas in the UAE. Stretching across an area of 83 million sq. ft. its prime location along Emirates Road (E611) offers a huge advantage to investors.

The city’s unique infrastructure accommodates a variety of industrial and commercial activities. Emirates Industrial City is an hour away from major airports, seaports and other industrial areas of the UAE. Two of the eight main parts of the city are allocated to the ‘Warehouse City’ that will comprise of warehouses and logistics. Warehouse City has 2 million sq. ft. of leasable land, while there is 1.5 million sq. ft. of open yards planned.

Most activities in the area consist of those in the commercial or industrial sectors. The community has a range of factories, offices and vast warehouses for the storage of goods. Emirates Industrial City accommodates around 1,000 companies providing employment to 150k people. The area does not consist of heavy traffic and currently, no residential apartments are available here. Most people you will find here would be workers.

Since the neighbourhood is a commercial area, people prefer to visit nearby restaurants and cafeterias to relax after a tiring day.

The most prominent properties in Emirates Industrial City are warehouses. These warehouses are huge and come with up to 30,000 sq.ft. floor area. Other properties available here include open yards and industrial plots. These have a minimum floor area of 16,000 sq.ft. and can go up to 500,000 sq.ft. at the maximum.

There is plenty of parking in Emirates Industrial City due to spacious roads.

One can travel to Emirates Industrial City via personal vehicles or a taxi. Bus stations are at a distance from the city, so public transport is not ideal for commuting.

Those of you who visit the area will find that there are plenty of local supermarkets in Emirates Industrial City. Al Faal Supermarket, Taier Al Madina Supermarket and Sharee Al Sajaa Grocery are small supermarkets, but they have all the necessities. The good news is that these supermarkets are located at a 5-minute drive away from the main area. Larger stores in the area include Al Ramz Hypermarket and Jawharat Al Madina Supermarket.

There are plenty of mosques in Emirates Industrial City. Al Baseera Mosque is one of the most popular mosques in the area located at a 5-minute drive. Ibrahim Al Khalil Mosque, Abu Qutaba Bin Rude’i Mosque and Al Fadheela Mosque are beautiful mosques located in the nearby areas, 7 minutes away.

The nearest churches are in the Al Yarmook district in mainland Sharjah. Al Yarmook is about a 25-minute drive away from Emirates Industrial City. Hindu and Sikh residents will have to travel to the Souq Al Kabeer area in Dubai, roughly 45 minutes away.

Nursery options such as Barashi Nursery and Creative Child Nursery are located in Barashi, 17 minutes away.

There are many reputable schools near Emirates Industrial City such as Al Resalah American International School. It is located in the neighbouring area of Al Rahmania and offers the American curriculum. You can reach the school within 6 to 9 minutes.

Several renowned schools are located in the Juwaiza’a Suburb, south of Emirates Industrial City near the Dubai – Sharjah border. Here you will find Our Own English Boys School and Sharjah Indian School offering the CBSE curriculum.

Both the universities of Ajman and Sharjah are reachable due to Emirates Industrial City’s location. University City Sharjah houses the American University of Sharjah, University of Sharjah and Skyline University College. These higher education options can be reached in under 25 minutes. City University College of Ajman (CUCA), one of the popular universities in Ajman, is available under 25 minutes.

In any case of emergency, people can rush to Bab Al Sajja Medical Center. The clinic offers quality care to patients thanks to the qualified staff and the latest technology. Otherwise, Dar Al Reem Medical Center and Al Safi Medical Center are other clinics in Emirates Industrial City.

People can also visit Al Azhar Medical Clinic, Al Qasimiah Medical Clinic, Yas Medical Centre and Al Hijrah Pharmacy in the neighbouring vicinity of Sajaa Sharjah.

The industrial area is centrally located and is well connected to Sharjah and Ajman through the E611 highway. To the south-west of Emirates Industrial City, the residential neighbourhood of Al Rahmania is located. On the north-west, one can find a new residential developed Al Zubair Orchards, located on the Sharjah – Ajman border.

Being an industrial region, there are only a few malls near Emirates Industrial City. Instead, there are many spare parts shops, furniture suppliers and electronic equipment stores.

City Life Al Tallah in Ajman, Zero 6 Mall and Matajer Al Juraina in Sharjah are a few of the malls near Emirates Industrial City. These are a minimum distance of 20 minutes.

The restaurants in Emirates Industrial City are not very fancy but offer a pocket-friendly menu. Some popular options include Rukan Al Zaytoon Restaurant, Qalat Adan Mandi Restaurant, Al Reef Al Shami Restaurant and Sahil Al Madina Restaurant. Most of these are Arabic restaurants serving grilled meat and the traditional mandi dish (meat and rice, generally cooked underground).

There are plenty of cafeterias in the area such as Al Jareena Cafeteria and Jsir Al Sajaa Cafeteria for a quick tea break.

The industrial city is located quite far from the waterfront. If you are willing to drive for at least 30 minutes, you will have an amazing beach experience at Al Hamriyah Public Beach in Sharjah and Al Zohra Public Beach in Ajman. You can also visit popular swimming spots and playgrounds around the beaches.

Ajman National Museum and the Red Fort are popular tourist attractions in the area.

History buffs find this place quite tempting as Muwaileh Archaeological Site is located within a 20-minute drive from the location. Another popular historical landmark near the area includes the ancient city of Tell Abraq in Umm Al Quwain. It is located on the border between Sharjah and Umm Al Quwain, roughly 20 minutes away by car.

Professional Academic for Soccer is located within a 12-minute drive from Emirates Industrial city where people can learn to play soccer at a professional level. Those looking to keep fit outdoors can visit Sharjah National Park near Sharjah International Airport, 15 minutes away. This large park with picnic spots, barbecue areas and playgrounds is one of the most beautiful parks in Sharjah.

Al Qasr Al Fadhi Fitness-Gym is currently the only gym in the area. Other gyms are available within 20 – 25 minutes.

There are many local hairdressers available in the area for gents, including Bab Al Khair Gents Salon, Al Dhaw Al Muneer Gents Salon and Al Lawn Al Akhdar Hairdressing Gents Salon.

Being one of the most leading commercial regions of UAE, it would be ideal for those that are looking for an affordable warehouse. It provides massive multi-use development such as warehouses and plot areas with access to most of the popular ports and seaports in UAE. The area, however, is still under development and has no residential area.
