ABOUT DUBAI HILLS ESTATE

Dubai Hills Estate (DHE), also called Dubai Hills, is the first phase of Mohammed Bin Rashid City (MBR City). It is located next to Al Barsha South, along Al Khail Road (E44). The project is currently being developed as a joint venture between Emaar Properties and Meraas Holding, as seen in statements issued by both developers. As per the 2023 Dubai Rental Report by Bayut & dubizzle, Dubai Hills is one of the best areas in Dubai for renting luxury properties.

Dubai Hills is a large development spanning over 11M sq. m. It is proposed to house over 150,000 residents in about 20 sub-communities. The gated community will eventually be home to over 30,000 villas, apartments and townhouses.

Rental apartments in Dubai Hills Estate are available in studio, 1, 2 and 3-bedroom configurations. The area is also known as one of the best villa communities in Dubai. Interested tenants will find villas for rent in Dubai Hills ranging from 3 to 7-bedroom configurations. Other property types on offer include townhouses, luxury mansions and residential plots.

As Emaar Dubai Hills is largely popular among investors, many families and couples are also attracted to the area due to its proximity to the city and the amenities within the neighbourhood. So, sales trends in Dubai Hills Estate have been boosted over the past few years.

Those looking for homes with privacy can opt for the villas for sale in Dubai Hills. These are built-in exclusive gated communities with lavish gardens and open green areas. There is a limited number of ultra-luxurious shell and core villas in the enclaves of Dubai Hills Grove and Dubai Hills Views. These units will feature plot sizes ranging from 25,000 to 40,000 sq. ft., and the owners can take over the villa and customise the interiors and finishing.

The community also offers commercial properties at reasonable rates. Renting one will cost somewhere around AED 308k, at the minimum. This would include a 2,204 sq. ft. rental office space in Dubai Hills.

Dubai Hills Construction Update

Since 2019, the Dubai Hills community has been delivering projects. The apartment complexes part of Park Heights: Mulberry 1 and Acacia, were delivered in 2019 alongside the townhouse development of Maple. Regarding villas, the first two phases of Sidra Villas (Sidra Villas I and Sidra Villas II), Parkway Vistas and Fairways Vistas, were delivered in 2019. In 2020 the third phase of Sidra Villas, Sidra III, was completed and handed over to investors.

Moreover, the first phase of Golf Place Terraces is completed. Golf Place I which offers 4 to 6-bedroom villas in three different architectural styles is also completed. Golf Place II is estimated to be handed over in the fourth quarter of 2023.

Moreover, Park Horizon, Elvira and Golf Grand summarise the list of the most recently launched sub-communities in Dubai Hills Estate. Park Horizon is an off-plan two-tower development featuring modern 1 to 3-bedroom apartments as well as 2-bedroom townhomes.

Elvira is estimated to be completed in the last quarter of 2026 and consists of a variety of residences including 1 to 3-bedroom flats, 3-bed duplex apartments and 3-bedroom townhouses. The main community mosque in Dubai Hills Estate is under construction and is expected to open soon for the public. Till then, residents have to travel to neighbouring areas to find mosques. Some of the mosques located nearby are Al Anbiya Masjid, Ebad Al Rahman Masjid and Masjid Ummul Muminin Khadijah Bint Khowailed.

Christians living in the area must travel towards Dubai Internet City to attend the nearest church, Fellowship Dubai. It takes a drive of about 20 minutes via Umm Suqeim Street (D63). SCHOOLS IN DUBAI HILLS ESTATE

Dubai Hills Estate residents do not need to worry about enrolling their children in the best nurseries in Dubai, as Blossom Nursery serves the area. There are two branches of Blossom Nursery in Dubai Hills Estate, one is in Park Heights, while the other is located adjacent to Club Villas.

There are three schools in the community, named:

  • GEMS New Millennium School

GEMS Wellington Academy follows the British curriculum from the foundation stage (FS1) until the final Year 13. The nearby GEMS International School offers the IB curriculum to students from pre-primary to Year 12. Those looking for the CBSE Indian curriculum can look at GEMS New Millennium School, which caters to students from KG1 to Year 9.

Also, many other schools are in proximity based in Al Barsha and Barsha South including the American School of Creative Science, Kings School and Dubai Heights Academy.

Located around 20 minutes away is Knowledge Park, known to be an educational hub and houses many universities and institutes. Notable options include the University of Bradford Dubai, the University of Wollongong Dubai and Middlesex University Dubai.

All these fast food eateries are found in the ENOC petrol station outside the community. Casual dining establishments are normally found in Al Barsha South, such as Shakespeare and Co., Zest Restaurant and Grill Master Restaurant.
