Baniyas North, Abu Dhabi

Baniyas North is a massive upcoming residential project set on the eastern side of Abu Dhabi. The project was launched by Sheikh Khalid bin Mohamed – Chairman of Abu Dhabi Executive Office and member of the Executive Council who awarded the contract of Phase 1 of the development to Modon Properties. The community will feature 5 and 6-bedroom houses designed to promote agriculture and ensure environmental sustainability.

Baniyas North is a part of Ghadan 21 programme launched by the UAE President, His Highness Sheikh Mohamed bin Zayed Al Nahyan to boost the economy, ecotourism and well-being of people. The project is divided into two phases; the contract of Phase 1 is awarded to Modon Properties while the awarding for Phase 2 is expected soon.

The AED 3.2billion project will feature expansive villas, medical clinics, mosques and a range of recreational facilities. The construction of roads, water and sewerage networks, street lighting and drainage system for rainwater is also included in the project. The installation of electricity connections, traffic lights and fire service will also be completed in the first phase. Its direct access to Sheikh Maktoum Bin Rashid Road will provide ease for commuting to residents.

Properties in Baniyas North include villas mainly available in 5 and 6-bedroom layouts. These two-storey villas will feature a range of modern amenities and facilities catering to the needs of residents.

The off-plan community will offer ample parking spaces to residents and visitors alike.

For public transportation near Baniyas North, residents can easily catch a bus or hail a taxi to reach their destination. There is a bunch of bus stations near the community accessible in an 8 to 10-minute drive.

Those with private cars can drive using Sheikh Maktoum Bin Rashid Road (E11) connecting the neighbourhood with Al Ain Road (E22) and Al Rawdah Road (E30) in a short drive.

Once completed, the community will feature 24 mosques in Phase 1 and 8 mosques in Phase 2 so that residents don’t need to go to neighbouring communities. For now, there is a mosque in Baniyas North adjacent to Al Nafal Street where usually travellers offer their prayers.

Those following Christianity can head to Mussafah in a 24-minute drive where most of the notable churches in Abu Dhabi are located. These include St. Paul’s Church, The Armenian Church of Abu Dhabi and Abu Dhabi Assembly of God Church.

Parents with school-going children can opt for schools in Baniyas North once the community will be fully developed. As of now, there are several reputed educational institutes that lie close to the community. Such as Future Leaders International Private School which follows the US curriculum for Kindergarten to Grade 12 students and Baniyas International Private School. Both the schools are easily accessible in a 12 to 15-minute drive.

Global Indian International School near the community for Grade 1 to Grade 12 students. It is listed among the best Indian schools in Abu Dhabi located a 17-minute drive.

The Secondary Technical School (STS) in Baniyas North offers a range of training systems for interested citizens. It is the main branch of Abu Dhabi Vocational Education and Training Institute (ADVETI) equipped with state-of-the-art labs for automation and PLC, digital technology and electrical circuits and machines. The plans for opening an outlet of Higher College of Technology is also underway.

Residents can seek medical assistance from Al Riyadh Medical Clinic and Baniyas Medical Centre in an 8 to 14-minute drive. Mediclinic Baniyas is another healthcare facility listed among the best clinics in Abu Dhabi located a 15-minute drive. It provides services for ENT, internal medicine, paediatrics and obstetrics and gynaecology.

As the name says, Baniyas North is set on the northern side of the parent community surrounded by popular residential districts of the emirate. To the eastern side lies Madinat Al Riyadh – the mixed-use development while Al Shamkha is located to the northern side.  Other nearby areas include Baniyas West and Mohammed Bin Zayed City (MBZ City).

Bawabat Al Sharq Mall is the nearest shopping destination for residents of the villa community. The shopping mall has around 150 retail outlets, dining options and entertainment facilities. H&M, Mango, Centrepoint, Nishat Linen, Abu Haleeqa and Quatro are popular fashion stores in the mall. It will take a 12-minute drive to reach the mall. Other malls near Baniyas North are Al Shamkha Mall and Mazyad Mall.

The master plan of the community includes the construction of a 57km long cycle track, shaded walkways and landscaped gardens. Moreover, the plans for community agriculture and community centres are also underway.
