Al Warqaa is an emerging and rapidly developing area that represents the expansion of the Dubai real estate market. Featuring newly-constructed residential properties including a mix of villas and apartments, Al Warqaa bags the position as an affordable area for renting properties. Home to a number of notable schools, Warqa Mall, restaurants and a range of other amenities, it has grown into a complete residential suburb. The area is divided into 5 sub-communities from Warqa’a 1 to Al Warqa’a 5 – gaining considerable growth throughout the years, especially in its residential projects. And let’s not forget, Al Warqaa is the proud bearer of Dubai Safari Park, one of the largest safari parks in the United Arab Emirates (UAE) along with three community parks spread across the sub-communities.
Known to be in the outskirts of the city, Al Warqaa is now a popular and well-connected area. And why wouldn’t it be? The famous Sheikh Mohammed Bin Zayed highway wraps around the master community’s western boundary, while Al Awir Road lies on the southern peripheries of the area. Also, the neighbourhood has gained exposure in the real estate market after the development of the much-hyped International City, in closer proximity to Warqa. The community also shares its northeast border with Dubai Creek, while other well-established communities such as Nad Al Hammar, Midrif and Al Warsan are close by.
Named after a popular bird (‘_warqaa_‘ in Arabic) that looks like a dove, Al Warqaa, the master community is divided into five sub-districts numbered from 1 to 5. The Al Warqaa 1, 2, 3 and 4 sub-communities are mainly residential, while Al Warqaa 5 is composed of the different elements that make up Dubai Safari Park.
Al Warqaa is an ever-expanding community that keeps adding more shops and residential projects to the area. While Al Warqaa 1 is completed, the other phases are still under development. These sub-communities are designed keeping the same serene theme of Al Warqaa. The combination of landscaped courtyards, presence of community parks and neatly aligned luxurious villas all make up a perfect family-friendly neighbourhood. Adding to the theme, the community is packed with numerous facilities including various dining and shopping outlets, grocery stores, schools, mosques and clinics within the vicinity.
A community centre located in the heart of the neighbourhood is where most of the amenities are concentrated. The blue glass exterior of the building adds a classic modern touch to the residential clusters. Some amenities for residents of the building include a kids play area, swimming pool, a guest lobby and high-speed elevators. Upon entering the building you will be welcomed by a gracious foyer that leads to the lobby. Each flat in the building is equipped with en-suite bedrooms, attached closet space and a kitchen fitted with marbled countertops and sufficient cabinets. Overlooking the open skies of the city, the balconies are connected to the living area offering almost the same layout for each unit. The open spaces facilitate residents with better ventilation and in natural sunlight. Al Warqa is a popular option if you’re searching to rent 2-bed apartments in Dubai under AED 75k.
Featuring a wide range of standalone spacious villas, Al Warqaa is now rising in population compared to its early stages. Each villa in the area showcases a unique outlook, featuring traditional architecture fused with modern-day amenities. This distinctive feature appeals to many buyers and investors in the real estate market. The most highlighted features that enhance the façade of these villas are the large, full-length windows covered with tinted glass panels. Moreover, adding to the sophisticated appeal of the exterior, the cemented courtyards embedded with greenery and colourful flowers envelope the houses. Residents of these villas get to style their front outdoor in their signature style, adding a personal touch to the outlook of their homes.
Fenced with trees and shrubs, some villas also feature water fountains surrounded by ornate stones or a personal swimming pool. This feature depends on the size of the villas, which range between a small 1,200 sq. ft. villa to a large 12,000 sq. ft. mansion. Large villas also feature a generous garage that can accommodate a maximum of four vehicles at a time. Whereas, the comparatively smaller villas can accommodate up to two cars. You will find most of the luxurious villas in Al Warqaa 3, but Al Warqaa 2 also has a wide collection of traditional style villas.
