Al Khabisi

Al Khabisi or Al Khabaisi is a hundred-hectare area in the eastern region of Dubai. It lies next to a commercially prominent area, Deira and shares borders with Hor Al Anz, Al Twar and Al Muraqqabat. The community primarily consists of commercial spaces including office buildings, warehouses and hotel plazas. The streets contain mini markets and are packed with stationery shops, bookstores, tire shops, car showrooms, car kit stores and courier services. Hence, one can say it is a mixed commercial area with many shops on the street.

Al Khabisi is located next to Deira, the traditional tourist hub of Dubai. Al Khabaisi offers easy access to the souks and streets of Deira and has a few 5-star hotels that offer premium services and amenities. On the other side, the residential area is not as prominent as the commercial district. A few apartment units exist on top floors of buildings while podiums house multiple shops and offices.

Properties in this commercial neighbourhood are dominated by shops and offices. There are numerous low and mid-rise towers shimmering with huge glass windows and modern architecture. Every office space has a stylish touch to it.

Some buildings consist of shops and agencies on the ground floor and residential apartments above them. There’s a blend of all kinds of properties in Al Khabisi.

Various warehouses in Al Khabisi are offered for an average rent of AED 170k.  Most units cover about 4,000 sq. ft. while one may also find some bigger warehouses over 7,000 sq. ft. or 9,000 sq. ft. Each unit has high ceilings, ample storage space, a pantry, car parking area and two bathrooms.

One can travel to the Al Khabisi district by bus or metro. Abu Baker Al Siddique Metro Station and Abu Hail Metro Station run along the northern boundary of Al Khabaisi. Deira City Centre Metro Station is close to the south of the community. There are many bus stops in the neighbourhood, these connect to key areas of Dubai and the Dubai Metro line.

Al Khabisi is an area of Dubai which caters to the needs of residents in nearby localities. Having many shops, offices and other resources, the commercial strip of the area is the first option for residents and neighbours alike.

There are many supermarkets in Al Khabisi, people living in neighbouring residential areas can benefit from these shops on a regular basis. From dairy products and meat to fresh fruits and vegetables, you will find everything located at short intervals. Moreover, plenty of these stores can be found in the southern region such as Food Plus Supermarket and Al Maya Supermarket.

The community also has small groceries, these often offer home delivery service as well. Local grocers are Badari Grocery, Ali Bin Salem Bughenaim Grocery, Najm Alsama Grocery and Clock Tower Grocery.

Various mosques and prayer areas are located at short intervals. Masjid Al Khabisi, Port Saeed Masjid and Horalanz Mosque are some popular mosques in Al Khabisi. A few churches are also located nearby such as Winners Chapel International Dubai, Fellowship of the Nations Church and JA1 Church in Deira. However, there aren’t any Hindu temples near Al Khabisi so those who want to visit one must head towards Shiva Temple opposite the Dubai Museum.

Al Ahmadiyyat School, Omar Ibn Al Khattab Model School and Nadd Al Hamar School are some reputable schools near Al Khabisi. These can be considered until the community establishes its own institutes. However, a computer training institute, MCTC is in Al Khabisi in Dubai Cinema Building.

University options can be found in Dubai Knowledge Park and Dubai International Academic City, both are 30 minutes away.

There are some hospitals and clinics in Al Khabisi, this benefits residents and those residing in neighbouring communities. Popular clinics in Al Khabaisi include KIMS Medical Centre, First Med Dubai Surgery Centre, Al Wasl Medical Clinic and Abdulwahab Al Hamy Clinic.

Other options include Dr Aseel Al Khubaisi is a dental clinic offering dental cleaning, implants and other services and Universal Hospital Medical Centre treats general health issues. Some medical care providers are located just outside the boundaries of Al Khabisi include Al Tadawi Medical Centre, Dubai Star Polyclinic and City Centre Clinic in Deira City Centre. The closest hospitals are Mediclinic Welcare Hospital and Prime Hospital, both are located in Al Garhoud.

Lying in the vicinity of Deira, Al Khabisi is closely connected to various communities of this region. These areas include Hor Al Anz, Al Baraha, Al Rigga and Naif. Besides these commercial centres of Dubai, Al Nahda, Al Garhoud and Al Karama are easily reachable from Al Khabaisi. Dubai International Airport lies to the east of the community, as a distance of 9 minutes.

Al Khabisi is a busy district with many shops, malls and restaurants. It has enough options that people living in the neighbouring residential communities can easily get whatever they want from the commercial streets.

Since the area is mostly commercial, there are many malls offering a wide variety of goods from clothing to routine items. Hamarain Centre and Al Bakhit Centre are popular shopping malls in Al Khabisi located on Abu Baker Al Siddique Road.

Also, Al Bassam Centre is preferred for clothing and accessories and Dubai Shopping Centre for designer furniture. Deira City Centre is another popular mall and tourist attraction. It has several brand retail stores, a large Carrefour hypermarket and a Vox Cinemas as well.

There is a whole strip of eateries and casual dining restaurants in Al Khabisi such as Al Falamanki, On The Wood, Najaf and Tayeb Kitchen Restaurant. All these restaurants are popular for serving international cuisines and some are preferred for their catering services. Other popular restaurants in Al Khabaisi are Ponderosa, John Daniel’s, Caravan and Bait al Mandi.

The Best Western Hotel in Al Khabaisi is also known for its nightlife options such as Chameleon Bar and Stadium.

Fine-dining options can be found in the hotel options nearby in Al Rigga and the Deira City Centre area. Sonamu is a popular Korean restaurant in Asiana Hotel, Medley is a well-known buffet restaurant in Pullman Dubai Creek City Centre Hotel.

The public beach in Al Mamzar is the nearest beach accessible within 10 minutes. It is usually preferred by families. Likewise, those who love small picnics or mini beach parties can also expect a good environment here. The beach also offers water sports facility, round-the-clock available lifeguards and safety kits.
