The region’s first post-pandemic business district, Arada Central Business District 
(CBD) is attracting corporates keen to lease Grade A space from within Sharjah, 
the wider UAE and further afield, thanks to its ideal location and access to 
an unmatched range of facilities and amenities. A new commercial hub for 
Sharjah and the Northern Emirates, Arada CBD benefits from its prime location 
within the Aljada megaproject master plan.  
Aljada is a 24 million square foot fully integrated ‘city within a city’, featuring 
extensive residential, retail, hospitality, education, entertainment, commercial 
and cultural components. The master plan ideally located adjacent to 
University City, Sharjah International Airport and the Sharjah Research, 
Technology and Innovation Park. The site has direct access to Airport Road and 
University City Road and easy access to Sheikh Mohammed bin Zayed Road.  
Aljada is therefore easily accessible from Dubai and the Northern Emirates, as 
well as the rest of Sharjah.
There are two ways of investing in Arada CBD to secure our guaranteed return 
on investment offer. Either invest 100% upfront to benefit from annual ROI 
payments from the date of investment, or invest 50% during construction and 
50% on completion to benefit from annual ROI payments from the date of 
handover.
Arada CBD will be operated entirely by Arada’s dedicated and professional 
in-house Arada Care team, which will provide full leasing services, as well as 
24-hour security and facilities management.  
The Sharjah government’s 2022 change in legislation allows all nationalities 
to purchase both residential or commercial property on a freehold basis in 
Sharjah. Therefore, all space in Arada CBD is available on freehold basis to all 
nationalities.

Offices allocated for investment are located in Building 3 (Wing) of Arada CBD 
and are available on a shell-and-core basis. Our development/interior design 
teams will be available to provide guidance for the tenants on fit out.  
The first phase of Arada CBD, in which Building 3 is located, will be completed 
by 30th June, 2025.  
We believe that Arada CBD represents an exceptional long-term investment 
opportunity, which is why we are offering an assured 8% yield (net) over 10 
years, with interest in this unique business park growing considerably as the 
Aljada master plan continues to be developed. However, investors in Arada 
CBD will be able to sell their unit(s) at any time after full payment has been 
made, or after the property has been handed over.
What does guaranteed return on 
investment mean? 
Arada has put in place a guaranteed annualized return on your investment at 
8% (net) for 10 years. This means that Arada commits to ensuring that 8% of 
your original investment will be paid every year starting from either the date of 
your investment (if 100% is paid upfront), or starting from the date of handover, 
depending on which investment option you choose.
