Revealed: Most searched number of bedrooms in Dubai and Abu Dhabi
One of the advantages of managing a property portal with the highest traffic is being able to gain detailed insight into all aspects of real estate trends in the UAE. Particularly interesting is the number of website hits that Bayut.com has observed in terms of the number of bedrooms that the users are searching for.
The data reveals some unexpected variables in the first quarter of 2017, compared to last year – especially with regards to apartments for sale. But let us start with the most commonly browsed category in Dubai and Abu Dhabi, which is apartments to rent.
MOST POPULAR NUMBER OF BEDROOMS AMONG APARTMENTS TO RENT
When it came to end-users’ interest in apartments to rent, the most popular units in 2016 were 1-bed apartments. In line with the vision of our leaders to make the UAE the happiest place, the UAE is a haven for job seekers. Hence, singletons and young couples from across the world can afford to rent one-bedroom apartments in high-end cities like Dubai and Abu Dhabi. This trend has remained the same throughout the first quarter of 2017 demonstrating economic stability.
The one variable came with respect to the top community that the users have browsed 1-beds in. Last year, the most sought out community for 1-bed units was Dubai Marina, while this year that title has been won over by Abu Dhabi’s Al Reem Island. From these crowning areas, we can deduct a high interest among renters in waterfront developments (developers, take note). Furthermore, the trend is clearly a good sign for the property market in the capital – especially the ROI (return on investment) for anyone who owns an apartment on Al Reem Island.
MOST POPULAR NUMBER OF BEDROOms AMONG APARTMENTS FOR SALE
In terms of apartments for sale, the most sought out apartments last year according to the number of bedrooms were 1-beds. However, unlike with rentals, Q1 of 2017 saw a shift in this trend to the more expensive 2-bedroom units. This indicates an increase in investors’ and apartment buyers’ budget, among both the Middle Eastern and international investors and homebuyers. Hopefully, the positive trend continues through the second half of 2017.
Area wise, the most sought after communities in Dubai and Abu Dhabi for 2-bed units were, again, Al Reem Island and Dubai Marina. For a full report, view the below graph.

With Dubai’s and Abu Dhabi’s low crime rates, villas for rent are tempting to families from around the world. Unsurprisingly, the most popular villas for rent in 2016 were 3-bed villas since they offer enough space for most families and good value for money. This trend has remained the same in Q1 2017 and is likely to continue throughout the year. (Investors looking for properties with stable ROI, consider purchasing a 3-bed villa.)
Area wise, the most sought after villas for rent in Dubai and Abu Dhabi last year were 3-bed villas in The Springs. In terms of villas for sale, the search trend is very similar to that of villas to rent. The most sought after villas for sale are again 3-bedroom villas, as they were throughout 2016. Last year, the highest number of hits on Bayut came for 3-bed villas in The Springs, while this year the users took a liking to villas sale in the brand new Akoya Oxygen development.
Since Arabian Ranches is a freehold area, the villas here are open to non-local buyers and investors. They also represent one of Dubai’s best areas for capital appreciation in the villa category. The same is expected of DAMAC Hills 2 once the development is complete.
