If January 2023 was to be described as the ‘month of new project launches’, it would be an entirely accurate description! From Danube Properties to ALDAR, many major real estate developers rolled out new ventures during the last month in the UAE. We bring you a complete round-up of UAE real estate news from January.

DANUBE PROPERTIES LAUNCHES A NEW PROJECT IN DUBAI
In January 2023, Dubai-based developer, Danube Properties partnered with DMCC to launch a new project in JLT. Known as the “Viewz”, the AED 1.4 billion ($381 million)-project will be the ‘first luxury residential project’ by Danube Properties.
Viewz will be located in Cluster K in Jumeirah Lake Towers, Dubai. The project will have studios, 1, 2 and 3-bed apartments, along with sky villas, featuring several facilities.
There will be swimming pools, open-air BBQ areas, a water lounge, an electric car charging point, a Japanese garden, a library, Aston Martin interiors and a cigar lounge, to name a few amenities.
Sustainability will be at the heart of the project. All homes in the Viewz will boast an eco-friendly design, energy-efficient lights and water conversation systems.
Talking about the project, Mr. Rizwan Sajan, Founder and Chairman of Danube Group said:
“Owners of homes at the Viewz will be able to benefit from the high premium due to Aston Martin furnished interiors – the first such collaboration in the UAE. This will help the homeowners to fetch higher return on investment”
HMB HOMES REAL ESTATE DEVELOPMENT UNVEILS A NEW PROJECT IN DUBAI
In other UAE real estate news, one of Dubai’s popular boutique developers, HMB Homes Real Estate, announced the launch of their new project, Beverly Boulevard in Arjan.
Once fully developed, Beverly Boulevard will have 262 units, ranging from studios to 2-bedroom apartments. The project will have an eco-friendly infrastructure, indoor gyms, a sauna, a private pool and lush landscaping.
Beverly Boulevard will offer easy access to popular destinations in Dubai such as the Mall of the Emirates, Burj Khalifa and Dubai Hills Mall.
When asked about the project, Mr Saad Mandavia, Managing Director, HMB Homes Real Estate said:
“The project is designed to elevate the standard of living and offer a complete package of comfort and luxury. Beverly Boulevard, Arjan is not just a place to live, it’s a community to belong to. It offers the perfect balance of urban living and serene community atmosphere, making it a smart choice for the new-age Dubai.”

RAK PROPERTIES ANNOUNCES A NEW RESIDENTIAL PROJECT IN ABU DHABI
In Abu Dhabi property news, RAK Properties, one of the leading ‘publicly-listed property developers in Ras Al Khaimah’ launched a 23-floor residential building in Al Reem Island.
Known as “Julphar Residence”, the new residential project will have 266 elegantly-designed apartments, comprising a mix of studios to 3-bedroom units.
When it comes to amenities:
“All of these apartments will get plenty of natural light, a private balcony and high-quality finishings”

The building will also have two swimming pools, kids’ play areas and a gym in Abu Dhabi.
ALDAR PROPERTIES LAUNCHES A NEW PROJECT ON YAS ISLAND
In other UAE real estate news, ALDAR Properties joined hands with Diamond Developers to launch The Sustainable City – a fully sustainable community in Yas Island.
The first phase of the project will feature as many as 512 residential units, linked with a central green spine. The green belt of the project will include lakes, parks, biodomes and community farming plots.
The Sustainable City will comprise 272 condominiums and 240 townhouses, spread across ten beautiful clusters. Condominiums will be available in 1 to 3-bed layouts. On the other hand, townhouses will be available in 2 and 4-bedroom configurations.
Commenting on the need for such a development, Mr Jonathan Emery, CEO ALDAR Development said:
“This new community [The Sustainable City] is a hugely powerful response to the strong demand we see for a more sustainable way of living, with the emergence of a more environmentally conscious customer group who seek a natural lifestyle experience that focuses on low carbon emissions, energy conservation, and the fundamental principles of a circular economy. The community will be brought to life in partnership with Diamond Developers, experts in the creation and management of sustainable cities, and champions of place-making and a low carbon future.”
Once fully completed, the project will have cycling and jogging tracks, football, basketball and paddle courts, restaurants, a mosque and a centre for autism.
Construction of the project will start in the second quarter of 2023, with handovers expected to commence in Q4 2025.
