Smarthub Abu Dhabi – Municipal services at your fingertips
If you’re a resident of Abu Dhabi, you now have a new way to access your Tawtheeq account. This portal is called Smarthub and lets you register, renew or make changes to your tenancy contract in Abu Dhabi. It also has a range of Abu Dhabi municipal services available for residents of the capital.

About SmartHub
As an Abu Dhabi resident, you must have created a Tawtheeq account, which helps with renewals, registrations and updating your tenancy contracts in the city. Since its establishment, it has streamlined the relationship between tenants and landlords in Abu Dhabi.
Now, you have a portal to help you access your Tawtheeq account. Called ‘Smarthub’, this portal under the Department of Municipalities and Transport is linked to your UAE Pass. All tenants in Abu Dhabi must create a Smarthub account to issue a Tawtheeq contract.
Besides Tawtheeq, Smarthub lets you access all sorts of municipal services – such as paying municipal fines, requesting a food distribution card, requesting mailbox installation, etc. In addition, it has services for engineers and real estate agents in Abu Dhabi who require permits or want to renew their licences. The portal is quite straightforward to use.
How to access Smarthub Abu Dhabi
Smarthub currently does not have an app, so you must visit the website from your mobile or computer.
The steps to accessing your Smarthub Abu Dhabi account are as follows:
- First, head to your UAE Pass app and log in with your phone number. If you do not have a UAE Pass account, register with your Emirates ID and face.
- Visit the Smarthub website
- Select ‘login with UAE Pass’
- Enter your mobile number linked to your UAE Pass
- You will be prompted to log into your UAE Pass account. Head to the UAE Pass app, where you will receive a request for verification from the ‘Abu Dhabi Smarthub portal.’
- Confirm this request by typing in your PIN
- Head back to the Smarthub website. You will now be logged into Smarthub.
You will then be redirected to a Smarthub Abu Dhabi Municipality dashboard, where you can access many services under the Department of Municipalities and Transportation – including Tawtheeq.
These include:
- Engineer registration: For renewing and registering your engineer licence, certificate request and more.
- Registration services: Opening a company or employee account.
- Land services: Requesting for site plans, property ownership certificates, mortgage contracts, merging land plots, clearance certificates for industrial plots and more.
- Tawtheeq: Services including property management agreements, updating property information, lease contract details amendment, terminating a lease contract by court order and more.
- Public health: Permit for the use of cemetery or cremation for non-Muslims, request a permit to install a water fountain.
- Professionals: Request or renew a real estate licence.

What is Tawtheeq?
Tawtheeq is the system in Abu Dhabi that regulates tenancy contracts. It allows landlords and tenants to register new contracts, renew them or make changes. It is similar to the Ejari system in Dubai, except that it is fully handled by landlords. To access Tawtheeq, you use the Abu Dhabi Smarthub portal.
How can I register on UAE Pass?
You can head to one of the kiosks all over the country, including Dubai Courts HQ, Tasheel Al Nahda, RAK Investment Authority and others. Or, you can register on the UAE Pass app with your Face ID, phone number and Emirates ID number.
Can I search for properties on Smarthub?
If you have a property’s PRP Registration Number and Unit Registration Number, you can find them on Smarthub. On the menu on the left of your screen, click on Tawtheeq and search properties or units. This way, you can locate any property or unit in the city.
