Renting properties in Dubai appears to be getting more and more affordable by the day. With a fresher supply of quality units leaving intending renters with a wide array of options, the odds could not be more in prospective tenants’ favour. Popular areas in any city do not earn their repute without a reason. They are generally better supplied with amenities, have high quality buildings and the money spent on renting premises in those areas goes a lot farther. Apartments
Being high on practicality and low on maintenance, apartments make an ideal living quarters for bachelors and families alike, explaining their sustained demand. In the outgoing month of February 2017, the area that attracted most interest from intending renters was Dubai Marina. Taking home a sizable 11.5% share of all queries for rental apartments, the upscale community maintained its position at the top of the ranking. Marina is home to luxury waterfront properties, broad promenades and countless avenues for social interaction and activities.
Next on the list was the old township of Bur Dubai that attracted 7.2% of the queries. The cultural hotspot of the city is home to a vast majority of South Asian expats and has a vibrant street life not found anywhere else in the city. Jumeirah Lakes Towers was at the third spot after it received 6% of queries from home hunters, followed closely by Dubai Silicon Oasis that claimed the fourth spot with 5.2% share of searches on Bayut.com. The glitzy Downtown Dubai moved down one spot to the fifth position in February, attracting 5% of the searchers looking for apartments offered for rent.
Villas
Offering ample space for every unit of a family, villas make up for their higher rental prices by providing an unmatched mix of luxury, peace of mind and security. Children can play in the streets, adults can indulge in refreshing jogs along tree-lined avenues and the elderly can enjoy strolls in the numerous green areas in villa communities across Dubai. In February, the most popular villa renting community happened to be Mirdif, which claimed 14% of the search inquiries on Bayut’s portal. The community is close to the airport, famous Mushrif Park and numerous recreational destinations, making it a highly prized locality for families.
Villas in Jumeirah pushed the locality to the second spot, while the third spot went to Al Barsha, the sprawling township along the main Sheikh Zayed Road. Fourth on the list of most popular villa renting communities was Arabian Ranches, while the list was wrapped up by The Villa, a beautiful suburban community in the western strip of the emirate.
Offices
When it comes to offices, there are few areas that can throw a challenge to Business Bay. With 22% share of the searches, the locality along the loveable Dubai Water Canal stayed perched atop the list of most popular areas for renting offices in Dubai. Business Bay is the first choice of most businesses looking to build a base in the city as it has purpose-built buildings, easy accessibility through Dubai Metro and headquarters of some of the most renowned employers in Dubai .
It was followed by Jumeirah Lakes Towers, while properties in Sheikh Zayed Road area took home the third spot. Deira, with its mix of traditional and contemporary structures and central location, was at the fourth position in February 2017. The last spot on our top five list was claimed by Al Quoz industrial area that took a 6% share of the searches for rental office spaces.
