The last few years have seen a number of glittering additions to Dubai’s hospitality scene. From Atlantis The Royal to Address Grand Creek Harbour, there’s been no shortage of spectacular openings. And now we’re all set to be wowed again with a star-studded list of luxurious new hotels opening in Dubai during 2025 and beyond. Let’s take a look at the best of the best.
HOTELS OPENING IN DUBAI IN 2025
Dubai is well-known for its glitz and glamour. From fine dining restaurants operated by award-winning celebrity chefs to an immensely successful luxury hospitality industry, visitors and residents are spoilt for choice. Now, more amazing hotels and resorts are headed our way, and you can expect these exciting additions to open soon in Dubai.
Here’s a look at all the resorts and hotels that are expected to open their doors to guests in 2025.
Zuhha Resort Villas
Located on Zuhha Island, Zuhha Resort Villas is an upcoming luxury resort that will offer relaxation, rejuvenation and an escape from the chaos of the city. This hotel will feature 30 private villas and 70 luxury villas, ranging from one to eight bedrooms. Each comes in chic interiors with a charming sea view, an irresistible combination for a fun getaway.
Besides great stays, Zuhha Resort Villas offers four restaurants and a wide range of outdoor activities, including jet-skiing, kit surfing, paddle boarding, yoga and more.

Ciel Tower
The world’s tallest hotel currently is Gevora Hotel on Sheikh Zayed Road. However, IHG Hotels will manage Ciel Tower, which will overtake Gevora Hotel to bag the crown!
Ciel Tower will be 265 metres tall and have 82 floors. It will have 1,209 rooms and residences. It is located in Dubai Marina and offers stunning views of the waters, blue skies and top-notch luxury options.
The Ciel Observatory and Lounge on the 81st floor will be a highlight of this new hotel opening in Dubai. Residents will be able to peek out and see the sky, soak in the views and indulge in good food.
There will be a Sunset Lounge on the 74th floor and a Horizon Bar on the 76th floor — each offering guests a chance to chill and rewind with a drink or two while soaking in the magnificent views.
Ciel Towers will also offer many recreational activities, such as a luxury spa, infinity pool, signature restaurant, bar and more. An interesting fact about this building is that it was designed with well-being in mind, so a combination of natural ventilation and landscape was added.
This translates to green walls and atrium gardens. During the winter months, residents will be able to enjoy the sea breeze as the glass facade is programmed to let air into this garden. It sounds like a very refreshing retreat that’ll transform the hotel experience.

Jumeirah Marsa Al Arab
Jumeirah Group is ready to stun us again, this time with the much-awaited Marsa Al Arab. The look of a superyacht inspired the designers to create this awe-inspiring new hotel opening in Dubai. This will be in theme with the wave-shaped Jumeirah Beach Hotel, thereby adding to the iconic Dubai skyline.
Jumeirah Marsa Al Arab will feature 386 rooms and suites, 83 luxury hotel apartments, suites and four penthouses. Each room is spacious, with views of the pristine waters of the Burj Al Arab.

Highlights of this luxury hotel in Dubai include a private beach, five pools—one large circular pool and a family infinity pool, among others—and several state-of-the-art wellness options. The three-storey spa will have 13 treatment rooms, private terraces and women-only spaces.
Jumeirah Marsa Al Arab will also be a foodie paradise, with various restaurants and cuisines. There will be ten restaurants and nine bars, with brand names such as 7 Management (known for Seven Sisters and February 30) and Kun taking the reins. We have yet to hear more updates about the restaurants opening here, so stay tuned!

Six Senses The Palm, Dubai
Another stunner to join Palm Jumeirah’s list of luxury hotels, Six Senses The Palm Dubai promises grandeur and relaxation on its premises.
Six Senses the Palm is a development by Select Group on the Palm’s West Crescent. It will feature 61 luxury hotel rooms and 162 serviced apartments.
These service apartments are a part of the Six Senses Residences The Palm, branded homes including Penthouses, Royal Penthouses, duplex Sky Villa, and beachfront villas. The latter, a series of nine villas, will have a private garden, infinity pool and gorgeous Palm views.

The lifestyle offerings at this hotel are what really speaks volumes. Look out for Six Senses Spa and Longevity Centre, which offers holistic wellness and beauty treatments that’ll refresh you. Other highlights include a library, gym, tennis courts, squash courts, pools and a private beach.
Expect an array of sustainably-driven restaurants and bars. Additionally, there will be impressive sports and leisure facilities. These include a gym, squash court, pool, and dedicated private beach.
At Six Senses The Palm, Dubai, there will also be a signature Six Senses Spa, a library, a kids’ club and a longevity centre. We’re sure a stay here will make you feel more connected to nature and grounded, thanks to the many facilities offered.

Honeymoon Island Dubai
Located in the World Islands, Honeymoon Island is a five-star resort inspired by the Maldives in the Heart of Europe. This upcoming luxury destination will feature 121 floating villas, dubbed ‘seahorses,’ in a heart shape.
The island will be accessible via speedboat from the mainland, and it will take guests around 20 minutes to reach it. A white sandy beach, lush green gardens and a fancy pool bar will surround visitors. Sipping your cocktail with a fabulous sea view on this exclusive island sounds exciting.

Kempinski Floating Palace
A development that has been in the works for a while, the Kempinski Floating Palace has to be one of the most unique concepts on this list. Why? Because this new hotel opening in Dubai will be floating on water!
The luxury hospitality group Kempinski has designed this hotel, including a hotel building and twelve floating luxury villas. The buildings will be initially anchored at Jumeirah Beach Road. Guests can arrive by boat, helicopter or yacht.

There will be 156 rooms and suites available at this floating building and a range of amenities. The two-storey villas are available in 2, 3 and 4-bedroom options that will come with their own terraces and infinity pools. Although initially the plan was to have 12 villas, the higher demand has led the team to redesign it to have 48 villas! And yes, quite a few units are sold out.
This hotel offers a range of amenities, including spas, pools, four awesome restaurants, bars and more.

Fairmont Dubai Skyline
A collaboration between Accor and RSG, Fairmont Dubai Skyline is all set to be a classy luxury hotel and holiday hot spot. An awe-inspiring 54-story tower at Sufouh Gardens will also feature 121 residences, including two- and three-bedroom serviced apartments.
Along with the fabulous residences, amenities include a spa, fitness centre, golden lounge, restaurant and bar. This new hotel opening in Dubai will be all about crafting a great experience for guests and residents.
What’s interesting about this building is the asymmetrical balconies, which look pretty cool from the outside and will offer a unique space for guests. The balconies are primed to offer spectacular views of Dubai’s iconic skyline, hence the name of the hotel.
