New Developments in Old Dubai
The UAE’s real estate market is one that captures the attention of people from all over the world, with every one of the new developments in Dubai being even more spectacular than the last. And one of the most impressive features of the Dubai real estate market is also the fact that projects pop up all over the city – not just in the ‘expected’ areas of the Dubai Marina and Downtown Dubai. Today, we’re taking a look at some of the projects that are located north of Safa Park, the undisputed “old Dubai”
The World Islands
Located 4km off the coast of Dubai (near Kite Beach), The World is a man-made archipelago of 300 islands designed to resemble the world. Masterminded by Dubai-based Nakheel, these islands bring over 200km more of beachfront to the Dubai real estate market and are set to house everything from high-end residences to hotels, restaurants and more. For those who are interested in buying property on The World Islands, there’s an attractive selection of both villas and apartments available – mainly in the Heart of Europe section, consisting of Sweden, The Floating Venice, Germany, Switzerland, Main Europe and St. Petersburg.
While there currently isn’t much of the overall development to see, Lebanon is fully functional! The Island (as it has been renamed) is a lavish beach club complete with sandy white beaches, views to die for, swimming pool, a volleyball court and five-star restaurant. Boats for The Island depart every hour from the Jumeirah Fishing Harbour, but be sure to call the venue up if you’re planning a visit as it can get booked for private events.
If you’re interested in buying a property on the World Islands, studio apartments in The Heart of Europe start at AED 1.2M, one-beds at AED 1.8M, two-bedroom apartments at AED 3.9M and three-beds at AED 9.5M.
Dubai Creek Harbour
The Dubai Creek Harbour, located just ten minutes from Downtown Dubai, is a beautifully master-planned community that combines the ultimate in lifestyle experiences with innovative design. Thanks to its location just by the iconic Ras Al Khor Wildlife sanctuary, those who live, work and play in this dynamic new neighbourhood will get to enjoy idyllic natural vistas punctuated by the gorgeous birds who migrate to the area. The actual community is split into nine precincts offering a diverse yet distinct lifestyle option that caters to families with children as well as young professionals alike. The Dubai Creek Harbour will also be marked by world-class amenities, beautifully designed green landscapes and no dearth of culturally-focused events that are sure to draw not only residents from the development but the entire city.
One of the focal points of this community is the Dubai Creek Tower – a building designed by Santiago Calatrava where “nature meets art, brought to life through unsurpassed technology and ambition”, the personification of the values of the development as a whole. For investors interested in owning property in Dubai Creek Harbour, studios start at AED 882k while four-bedroom properties (the largest type available) start at AED 5.65M.
Dubai Healthcare City
Located in Bur Dubai near the popular Wafi Mall, Dubai Healthcare City is for more than just state-of-the-art healthcare that draws patients from all over the UAE. The area is also emerging as a popular freehold zone for residential developments at an attractive price. The neighbourhood’s proximity to international schools, its own metro station as well as plenty of amenities is also a reason that investors and tenants alike are looking to live in the neighbourhood.
One of the developers who is capitalising on the neighbourhood is the reputed Azizi Developments, who recently announced that their Aaliyah Residences serviced apartments will be delivered here ahead of schedule in the second quarter of 2018. For those interested in purchasing an apartment here, expect to pay a minimum of AED 497k for a studio while 2-beds start at AED 943k. There are also ready apartments available to rent in the neighbourhood – with annual rents starting at AED 95k for a studio.
