Having witnessed a 5% increase in average rent in January 2017, 1-bed apartment category in Dubai’s real estate sector has become slightly less favourable for tenants, but much more attractive to property investors. One of the most preferred accommodation type for small family units, 1-bed apartment rent rose to AED 90k per annum in January. The category kept the upward trend going in Abu Dhabi as well, with rent growing by 1% to AED 85k on average. But bargains remain aplenty if you look at the right places, and for those looking for the cheapest 1-bed units in either emirate, Bayut has the work cut out. Dubai
For several years, some of the most affordable 1-bed rentals have been found in areas making up Dubai’s suburbs, and the case continued to be so in January 2017 as well. The most affordable area for renting 1-bed units in Dubai in January was Al Nahda, where rents averaged AED 51k per annum in the outgoing month. Al Nahda is much close to Sharjah than newer parts of Dubai, but ease of access make it a popular choice with tenants looking to limit the expense on accommodation. Liwan, an up and coming community in the emirate’s western end offered 1-bed units for 53k, while the units commanded an average rent of AED 57k in International Media Production Zone (IMPZ). Units in Dubailand and Remraam each cost AED 60k to rent for a year in January 2017, while apartments in Mirdif and Dubai Silicon Oasis were the next most affordable at AED 62k on average. The list of most affordable 1-bed rental apartments was wrapped by Discovery Gardens and Jumeirah Village Circle, each of which offered rental apartments at a cost of AED 66k per annum in January 2017.

Abu Dhabi
The UAE capital has a fair share of localities where 1-bed apartments can be rented at affordable prices. In January 2017, the most affordable are for renting apartments under discussion was the Mohammed Bin Zayed City. 1-bed units in the locality were the cheapest in the emirate, going for AED 51k per year per data from January 2017.
The next most affordable area was the border township Al Ghadeer, where rents were recorded at AED 59k, followed by Al Mushrif that offered 1-bed units for AED 64k on average. Apartments in the Tourist Club Area commanded an average rent of AED 65k a year in January 2017. Units in both Khalifa City A and Airport Street rounded up our list with rents hovering around the AED 66k mark in January 2017.
