Bayut Exclusive Report: Jan 2017’s most affordable areas to rent studio units in Dubai, Abu Dhabi
We have some great news for folks looking for affordable studio units for rent in Dubai and Abu Dhabi. Average rent of studio units in Dubai fell approximately by 4% in January 2017 compared to the price level in December 2016, settling at an affordable AED 51,000. In Abu Dhabi, the average rent held its ground at the AED 48,000 mark, signalling stability for prospective renters. Dubai
The most affordable area to rent studio units in Dubai, according to the data analysed for the month of January 2017, was International City. Studio unit rent averaged AED 31,000 per annum here. The cultural hub of the city and its traditional old town Deira was at the second spot, offering average studio unit for a rent of AED 36,000. Deira is characterised by an active street life, a unique international culture and delicious traditional cuisines from around the world. Traveling to and fro the area is also easy courtesy of Dubai Metro as well as RTA bus and dhow routes.
International Media Production Zone and Dubailand both offered studio units at an average rent of AED 42,000. At fifth spot was the green and serene Dubai Silicon Oasis, a well-maintained community where studio units cost an average of AED 44,000 to rent for a year. Average rent for the units under discussion was AED 46,000 in Discovery Gardens, a southern locality known for its abundant green acres. Next, we had Dubai Sports City, where studio units could be rented for an average price of AED 47,000, while Arjan followed closely by offering units at an average rent of AED 48,000. Jumeirah Village Circle rounded up our Dubai list with units costing AED 50,000 to rent on average in January 2017.
ABU DHABI
Do you think Dubai has become affordable? Wait until you see what the UAE capital had on offer in January 2017. The most affordable locality to rent a studio apartment in the emirate, per January stats, was Mohammed Bin Zayed City, where studio unit rent averaged AED 29,000. The area is in a quiet corner of the emirate and is supplied with quality schools, parks and malls. Al Khalidiyah had units up for grabs at an average rent of AED 32,000, while Al Mushrif was the next most affordable area with rent for studio units averaging AED 40,000.
Al Ghadeer, the quiet community on the emirate’s border with Dubai, also had studio units available for an average rent of AED 40,000. At the AED 41,000 mark we had Khalifa City A as well as Al Karamah. Khalifa City A is one of the most populous localities in the emirate and is in close proximity to important public and private installations as well as recreation and leisure destinations. Last on the list we had Al Muroor area, where average rent for studio units was recorded at AED 42,000 in January 2017.
