Are you looking for a new home in Dubai? You must consider various factors before you move, including getting the necessary move in permit in Dubai. Many gated communities and leading real estate developers have made the permit mandatory whether you are leaving your current residence or moving into a new home. Here are some general guidelines for getting a move in permit in Dubai, along with specific instructions for developers and communities.
WHY DO YOU NEED A MOVE IN PERMIT IN DUBAI?
Many prominent developers in Dubai have made move permits compulsory for people moving in or out of the communities. These permits apply to tenants and homeowners. Here are some reasons developers have made such permits mandatory.
- It makes it easier for people to move into a new community or development.
- Allows the management to get accurate and updated contact information of all residents.
- Helps the community managers gather information about people with special needs and disabilities in case of emergencies.
- It makes it easier to carry out site supervision and minimises any damages caused by moving in or out.
- Ensures that service fees and other charges are paid before moving out.
COMMUNITIES WITH MANDATORY MOVE PERMITS IN DUBAI
Getting a Dubai move permit wasn’t compulsory for a long time until Emaar Properties took the lead and made it mandatory for all its communities in November 2013. Other leading developers, such as Dubai Properties and Nakheel Properties, have adopted the practice.
Some popular Emaar communities that require a moving permit are:
- Arabian Ranches
- Arabian Ranches II
- Reem
- Dubai Hills Estate
- Dubai Creek Harbour
- Emirates Living
- Emaar Beachfront
- Dubai Marina
- Downtown Dubai
- The Hills
Since most newer communities and developers require a move-in or move-out permit, it is expected that this will be gradually made mandatory for all properties in Dubai.
HOW TO GET A MOVE PERMIT IN DUBAI
Here’s a quick overview of how you can get a moving permit for properties in Dubai.
EMAAR MOVE PERMIT GUIDE
For Emaar Properties, visit the community website you plan to move in or out of. Select ‘apply for a move permit’, and you’ll be redirected to the Sakani portal, where you can choose the master community, community, street and villa number. You can also apply via Emaar One app for iOS and Android.
After submitting these details, you will be redirected to the tenant details section, where you can fill in your details. For this, you need to have your Emirates ID and passport at hand, as well as the start and end dates of your tenancy contract. The portal also allows you to add details for any occupants with special needs.
You can then attach your supporting documents, which include your Emirates ID, Ejari, passport and valid UAE visa (for expats). Once you click submit, your application will be registered and processed. You can get your move in permit within one business day. However, completing the process at least a day in advance is best.
Remember, some communities or properties are not listed in the Sakani portal. In this case, you can refer to the developers’ websites to get the move permit.
