Dubai
Per data corresponding to December 2016, the area with lowest average rent for 1-bed apartments in Dubai was International City, the suburban community extremely popular with tenants on the lookout for quality residence at affordable rates. The third place was jointly claimed by Dubailand and International Media Production Zone, suburban communities that are highly popular with tenants. With rent averaging AED 58k ($15.8k), we have found little – except the constant need of a car for travel – to fault with Dubailand. It has plentiful green public areas, the quality of construction is uncompromised and the environment is peaceful by any standard.
Offering 1-bed units at an average rent of AED 63k ($17.k), the blissful Dubai Silicon Oasis was on the fourth position, while units in Dubai Investment Park, with an average rent of AED 66k ($17.9k) rounded up the list of five most affordable localities to 1 bedroom for rent in Dubai.

Abu Dhabi
Units in the UAE capital remained a little less costly than those in its glitzy neighbour during the outgoing month, with the least costly 1-bed rental apartments being available in Mohammed Bin Zayed City. For a rent of AED 46k ($12.5k) on average, we reckon units in this centrally located community are a bargain for anyone looking for affordability coupled with ease of living and commuting within the city.
Next on the list, we had Madinat Zayed. Only a few kilometres away from popular attractions like the Emirates Palace and Abu Dhabi Beach, rental units in the area – renting for an average of AED 51k ($13.8k) – make an ideal setting for living in a community that offers a number of facilities like schools, hospitals, malls and parks, as well as affordability.
At third place was another neighbourhood on the main Abu Dhabi island, Al Karamah, where an average 1-bed unit cost AED 57k ($15.5k) to rent for a year in December 2016. Al Ghadeer, a peaceful residential community on the emirate’s northern border with Dubai, claimed the fourth spot with average 1-bed unit rent of AED 58k ($15.8k).
Al Ghadeer is perfect for people who work in either Dubai or Abu Dhabi, but want to live in quiet setting away from the city’s hustle and bustle. The last place on our list went to Al Mushrif community, where the rent for an average 1-bed apartment cost AED 58.5k ($16k) in December 2016.
