Top 5 Cheapest Areas of Abu Dhabi for Renting in 2017
1. Grand Mosque District (45,000 avg. yearly rent) –
As the name suggests, this area is in proximity to one of Abu Dhabi’s most important landmarks, Sheikh Zayed Grand Mosque. It is a mixed community offering a range of apartments, and a few villas as well. In addition to the modest price, Grand Mosque District is on the outskirts of Abu Dhabi, which makes it very easy to commute to both Abu Dhabi city centre and Dubai.
Compared to many other areas, Grand Mosque District is not crowded, and expats who rent there can easily find a parking space.
2. Hadbat Al Zaafran, muroor area (AED 45,000 avg. yearly rent) –
The Grand Mosque District shares its number one spot of Abu Dhabi’s cheapest areas with a lesser-known community, Hadbat Al Zaafran. This community is a part of Al Muroor, which is situated nearby one of the most beautiful natural landmarks of Abu Dhabi – the Mangrove National Park. Hadbat Al Zaafran offers a mixture of low-rise and high-rise buildings with studio apartments being particularly affordable.
The far-reaching Sheikh Zayed Bin Sultan Street passes by the community, which means residents can get to various parts of Abu Dhabi with relative ease. Hadbat Al Zaafran is also 15-minutes away from the Yas Island lifestyle destination and has international schools, eateries and many other amenities in the vicinity.
3. al zahraa, MUROOR AREA (Aed 47,000 avg. yearly rent) –
The third in our list of Abu Dhabi’s most affordable places to rent is another apartment sub-community Al Muroor – Al Zahraa. Like Hadbat Al Zaafran, Al Zahraa is close to the central parts of Abu Dhabi, as well as several international schools, restaurants, malls (Mushrif Mall), a mosque, the Alam supermarket and a bus stop.
The area is suitable for both families and singles and offers apartments with the average rent of AED 47,000 only.
4. Al Ghadeer (AED 56,000 avg. yearly rent) –
Al Ghadeer is a peaceful community situated on Abu Dhabi’s border with Dubai. Hence it is a place most convenient for those who split their time between the two emirates since it is equal distance from both. The area is also ideal for those who fly out often either from Abu Dhabi International Airport or the Al Maktoum Airport (Dubai).
Considering Al Ghadeer is a very well-established area, living there is extremely cost-effective (56,000 yearly rent on average only). The community offers affordable apartments, villas and townhouses to suit everyone’s taste. Al Ghadeer is also in proximity to major lifestyle destinations of Abu Dhabi, such as Yas Island and Al Raha Beach.
5. diplomatic area (aed 60,000 avg. yearly rent) –
The last on our list of cheapest places to rent in Abu Dhabi is Diplomatic Area. This community has several embassies in the vicinity, which explains its name. Both the Embassies District and the Embassy of the United States are located there, which makes Diplomatic Area the ideal renting area for diplomats and other embassy employees.
It’s also famous for being home to one of the more prominent Abu Dhabi buildings, Capital Gate tower (the Leaning Tower). This building has high-rise apartments offering stunning views of Abu Dhabi. Another popular choice for rentals in Diplomatic Area is the AD 1 tower.
Top 5 Cheapest Areas of Abu Dhabi for BUYING in 2017
1. MASDAR CITY (AED 880,000 Avg. price) –
When it comes to buying an apartment in the capital, Masdar City is the place to watch out for. At AED 880,000 on average, this city within a city is green and sustainable. (Masdar is Abu Dhabi’s leading renewable energy company). Residents, visitors and workers travel around in eco-friendly pods, while green landscaping means residents get to enjoy strolling to one of the many cafes dotted around the community.
In Masdar City, residents have amenities such as parks, swimming pools, saunas and gyms, jogging and bicycle tracks. For responsible living without compromising on luxury, Masdar City is proving to be a hit among investors.
2. AL GHADEER (AED 880,000 AVG. PRICE) –
The only area that appears on our list twice is Al Ghadeer. Located on the outskirts of Abu Dhabi, just beside the Dubai border, the Aldar-developed community is serene, peaceful and surprisingly well-connected to both Dubai and Abu Dhabi. Al Ghadeer is a smart choice for investors looking to capitalise on the neighbourhood’s proximity to the Dubai South development, which will, according to the Sheikh Ahmed bin Saeed ‘set benchmarks for the rest of the emirate’.
Families with small children are welcome there since the area is pet-friendly and there are several children’s play areas dotted around the community, including the ever-popular duck pond. The little town is well serviced with convenient shops, swimming pools and state-of-the-art gyms.
3. HYDRA VILLAGE (AED 1,300,000 AVG. PRICE) –
Hydra Village is a self-sustained villa community on the outskirts of Abu Dhabi. Despite its location, it’s well-connected and making it easy to commute to both Abu Dhabi city centre and Dubai. The villas are impeccably designed with modern facilities, but also gardens, pathways and parks for that ‘back to nature’ feeling many have come to miss.
Hydra Village also offers amenities such as private courtyards, rooftop terraces and covered parking. It is the perfect place for families to live a life of convenience and tranquillity at just AED 1,300,000 on average.
4. Al Reef (AED 1,500,000 avg. price) –
Al Reef is an area we’ve talked about a lot on MyBayut, and for many a good reason. Nested between Al Raha Beach on the east and the Abu Dhabi International Airport on the south, it’s close to Yas Mall, Yas Waterworld, Ferrari World, Al Raha Beach and the Emirates Park Zoo. A mixed community and Abu Dhabi’s pioneer in terms of expats being able to own property, Al Reef is famously good for its investment potential, with prices going down this year.
Are you an expat looking to invest? Al Reef is packed with nationalities from all parts of the world. In one word, this is one happening community.
5. Al Reem Island (AED 1,600,000 AVG. PRICE) –
We finish off our list with a genuinely thriving district of Abu Dhabi. As an Abu Dhabi real estate consultant will tell you, new buildings and various new developments keep booming in Reem Island. In a nutshell, it is an all-natural island just 600 metres off the coast of Abu Dhabi island. It’s a waterfront community with many high-end apartments, as well as offices and good malls coming up. Popular sub-communities in Al Reem Island include Marina Square, Gate Towers and the Arc, and Sun and Sky Towers.
The location of Reem Island is also one of convenience. Only 2-minutes away from the city centre and 15-minutes away from the Saadiyat Island, home of the future Louvre Abu Dhabi, it is a haven for investors. Thanks to the new Salam street, the island is also less crowded than Dubai marina, with which it shares similar traits.
