For our second episode of Bayut’s Big Closers, our host Izzedeen Al Qaryoti sat down with Mohamed Adel, a resourceful and enterprising agent from Sama Al Khaleej Real Estate, who recently closed a deal in Ajman for a residential building worth AED 10M, through a Bayut lead! How Mohamed started in Ajman real estate
Mohamed’s journey in the Ajman real estate market started nearly five years ago, with Sama Al Khaleej Real Estate. Since Mohamed had prior experience in customer service and sales, real estate was a perfect choice for him and the UAE’s booming property market was also an appealing factor.
But Mohamed also knew that he would need to gain more knowledge about the local property market to truly stand out from the crowd of real estate agents in Ajman. So, he took the effort and initiative to familiarise himself with the most popular areas in Ajman, the different types of properties and layouts available. This enabled him to assist buyers with not only finding their dream property but also helping them make smarter and more informed decisions about renting and investing in Ajman.
How Mohamed became one of Bayut’s Big Closers
Mohamed Adel recently closed a massive deal worth AED 10M for a building in Ajman, earning him a spot amongst Bayut’s Big Closers.
This deal was the result of a Bayut lead, which came rather unexpectedly. Mohamed received a call from a potential buyer, outside office hours, who had seen another one of Mohamed’s properties listed on Bayut. He explained that he was looking for a good investment opportunity in Ajman, and wanted a building with a good return on investment.
Closing the AED 10M deal in Ajman
Mohamed immediately set up a meeting with the interested buyer for the following day, keeping in mind one of the best practices for real estate agents to master: following up with customers in a prompt and professional manner.
He also demonstrated another one of the essential skills for real estate brokers in Ajman, by making an effort to fully understand the requirements of the customer, which helped him become one of Bayut’s Big Closers.
This remarkable deal was for a building in Al Rawda, which is one of the emirate’s most popular neighbourhoods for renting apartments, as per our end-of-year Ajman property market report for 2019.
Mohamed commented that the building’s location was one of its strongest points and that the building also enjoys high expected returns of 10%, which was a perfect fit for the requirements of the buyer. The fact that the building was new and fully occupied also added to its appeal.
In the meeting, Mohamed presented the buyer with multiple options, and the buyer ultimately chose the building worth AED 10M! Thus, with his resourcefulness and excellent communication skills, Mohamed was able to close the deal with the buyer and become one of Bayut’s Big Closers.
Mohamed’s advice for new real estate agents in Ajman
Mohamed Adel stresses that one of the most crucial tips for real estate agents is to have a clear and transparent relationship with their clients from the start. He also opines that establishing trust with clients is especially important for property agents in Ajman, as they face stiffer competition than those in Abu Dhabi and Dubai, due to the smaller market size.
He says that always acting with integrity and keeping the client’s needs in mind is what encourages return customers. It is also amongst the most essential habits of top real estate agents in the UAE.
