Our analysis of search trends on Bayut & dubizzle has shown that investors and buyers have shown a great degree of interest towards Emirates City for apartment sales in 2020. A location next to Sheikh Zayed Road offers residents easy access to other emirates, which also explains its popularity in this regard. Compared to 2019, the price per square foot for apartments in the area has also decreased from AED 198 to AED 175.6. The 1-bed apartments for sale in Emirates City currently average at AED 159k, while the 2-bed flats for sale in Emirates City average at AED 216k. Likewise, more spacious 3-bed flats for rent in Emirates City also have an affordable average starting price of AED 261k.
Located close to the Sharjah-Ajman border, Al Rashidiya has been the second most popular choice among buyers searching for flats for sale in Ajman. As per our Ajman market report, Emirates City has emerged as a sound option for investors in search of apartments with high rental yields. Based on projected rental yields, buyers can expect an average ROI of 9.7% for apartments for sale in Emirates City.
Ajman Downtown has come in a close second for favourable ROI, offering an impressive 9.5% for apartment sales. Garden City also displays interest from buyers with an ROI of 9.3%.

Al Nuaimiya has dominated the market for renting apartments in Ajman as per Bayut & dubizzle’s combined market report for 2020. The area’s location on the Ajman-Sharjah border makes it a consistently popular neighbourhood for tenants.
A comparison of rent trends in Al Nuaimiya from 2019 to 2020 shows that prices have decreased across the board. The average rent for studios dipped from AED 16k in 2019 to AED 15k in 2020. Tenants can also now expect to pay a more competitive average of AED 19k for 1-bed apartments for rent in Al Nuaimiya which were previously going for AED 21k in 2019. Prices for 2-bedroom flats for rent in Al Nuaimiya also decreased from AED 32k in 2019 to AED 29k in 2020.
Apart from Al Nuaimiya, other established areas like Al Rashidiya, Al Jurf and Emirates City have also piqued tenant interest due to their easy accessibility and affordable accommodations.
