Alghadeer by Aldar: A residential oasis between Dubai and Abu Dhabi
Al Ghadeer is already quite popular for being a great place to live in for those working between the emirates of Dubai and Abu Dhabi. Its fantastic location, spacious homes and community amenities have led to the area being a consistent favourite with those choosing to live in Abu Dhabi and work in Dubai. Capitalising on the locality’s popularity, Aldar is extending the project to become a massive master community called ‘Alghadeer’. Built with ambitious sustainability goals, this new community from master-developer Aldar, Alghadeer is a mammoth mixed purpose project and promises to feature some of the most innovatively-designed townhouses, maisonettes and villas in the UAE.
The development is located just 15 minutes away from the EXPO 2020 site in Dubai, which means it will become a hive of activity once the event opens towards the end of 2020. The development shows that Aldar has strategically capitalised by foreseeing the demand for affordable properties accessible for both Emirates. In addition, it is also close to Dubai World Central, also known as Al Maktoum International Airport, and Dubai Industrial City, all of which are up and coming localities, meaning that the demand for villas and apartments in Al Ghadeer is expected to skyrocket in the years to come.
The Housing Options
Unlike other recent communities by Aldar, which have featured a mix of apartments and villas, Alghadeer has an interesting combination of maisonettes, villas and townhouses. The maisonettes have studios and larger apartments, featuring 1, 2 and 3-bedroom units. For those looking for a little more privacy, there are 2 and 3-bedroom townhouses with maid’s rooms. If you fancy something more spacious, the 4-bedrooms villas with maid’s room are an ideal choice. Those looking at investment opportunities in Alghadeer should note that the handover of these properties is scheduled for 2021, in perfect time for when the area will become more popular post Expo 2020 in Dubai.
The master plan includes 14,408 units, distributed over 449 villas, 2174 townhouses and more than 11,000 apartments. For those interested in investing in Alghadeer, Aldar has confirmed that maisonette prices start from AED 290k and townhouses from AED 899.9k. The new Alghadeer masterplan will be incorporated into Aldar’s existing community of the same name, which already features more than 2,000 homes and is a thriving destination for families living in the emirate.
The entire masterplan will take in excess of 15 years to complete. The construction of the first phase of 611 homes outlined above will commence in the latter half of 2018 and is expected to be completed by 2021.
Payment plans for alghadeer
Aldar is offering three types of payment plans for those looking to invest in Alghadeer.
- 40/60: 5% downpayment 35% payable during construction and 60% on handover
- 50/50: 50% downpayment, 50% on handover
- 50/50: 5% downpayment, 45% payable during construction and 50% on handover
The Amenities
The Alghadeer project has a large list of amenities that make it extremely appealing for investors in the UAE. Besides the predictable facilities such as community pool, public parks and children’s play areas, the development will also feature a farming edutainment space, called Harvest, and other sustainable efforts. Those living in Alghadeer will certainly have no shortage of entertainment options.
- The Hub: An F&B outlet with ethically sourced, locally produced food.
- The Studio: An educational centre which will offer training and workshops on sustainability, farm-to-table and more.
