The asking sales prices and rents have reduced slightly in popular areas, giving property seekers the opportunity to capitalise on attractive prices. In this Ajman property market report for Q1 2022, we have examined the customer search trends and the popular areas in Ajman for the first three months of the year.
2021 was, in many ways, a year of recovery for the market in the northern emirate. Despite the slight dip in prices, the first quarter of 2022 could be seen as an extension of those positive trends. To give you a fair idea of property prices and rents, we have analysed the data and trends from the last quarter of 2021 against those from the first quarter of 2022.
A look at our Ajman real estate report has also revealed that centrally-located areas such as Ajman Downtown, Corniche Ajman, Al Nuaimiya and Al Rashidiya continued to be popular for apartments with investors and tenants. With a skyline boasting modern buildings that offer attractive amenities, Ajman Downtown has been the most popular district for buying apartments. There has been a slight decrease in the price-per-square-foot in the area, from AED 199 in 2021’s last quarter to AED 182 in 2022’s first quarter as per the search trends on Bayut & dubizzle.
As per the Ajman property market report Q1 2022, the average sales price for a 1-bed flat in Ajman Downtown has shown an upward trend, rising from AED 209k in the last quarter of 2021 to AED 216k in the current quarter. Similarly, for a 2-bed flat, the average sales price has risen from AED 294k to AED 300k. However, for 3-bed apartments, a minor price dip has been observed, from AED 370k to AED 366k.
Emirates City has secured the second position on the popularity list. Once again, there has been a minor drop in the price-per-square-foot from AED 174 to AED 169. Similarly, the average price of a 1-bed flat in Emirates City has dipped from AED 170k in the last quarter of 2021 to AED 163k in 2022’s first. For a 2-bed apartment, the average price went from AED 227k to AED 225k. However, those looking to buy a 3-bed flat have paid a little extra in Q1 2022, with prices rising from AED 248k to average at AED 250k.
This might also be the right time to buy an apartment in Al Rashidiya, since the prices have become more competitive. The price-per-square-foot has reduced from AED 256 to AED 215 in this popular area in Q1 2022. The average sales price of a 1-bed in Q1 2022 has dropped to AED 219k. To buy a 2-bed flat in Al Rashidiya investors have paid AED 324k, on average. The average prices of 3-bed apartments has gone down from AED 550k to AED 406k in Q1 2022.

Based on our Ajman property market report 2022 analysis, Emirates City has offered the best projected rental yields for apartment sales in Ajman. The expected ROI in Emirates City is 9.87% for apartments, which makes it an attractive option for those looking at long term returns. Downtown Ajman and Garden City have taken the second and third spots, with projected rental yields of 9.81% and 9.35%, respectively.

Rental costs in Al Nuamiya have remained steady when compared to Q4 2021. To rent a studio in Al Nuaimiya, tenants have paid AED 14k on average. The prices for a 1-bed and 2-bed flats have stood at AED 19k and AED 28k, on average.
The next most searched area for renting flats has been Al Rashidiya, where prices remained unchanged across the board. The average rent for a studio in Al Rashidiya has been AED 14k. To rent a 1-bed apartment in Al Rashidiya, the rental cost has stood at AED 19k. Lastly, AED 26k has been the recorded average rent for a 2-bed flat in Al Rashidiya during Q1 2022.
The third most preferred area for renting apartments as per the Ajman Q1 real estate market report 2022 is Al Jurf. Unlike the first two districts, there have been some changes in Al Jurf’s rental rates during Q1 2022. To rent a studio in Al Jurf tenants have paid AED 13k on average this quarter, after asking rents decreased by 4%. When it comes to 1-bed flats, the price has risen from AED 19k to AED 20k. For 2-bed apartments, however, the rental price has dipped from AED 27k to AED 26k.

Unsurprisingly, Al Yasmeen has emerged as the most popular area to buy villas in Ajman. Its prime location and family-friendly lifestyle ensure the villas here offer impressive value for money. Another advantage for buyers is that price-per-square-foot has slightly decreased slightly from AED 385 to AED 383.
To buy a 3-bed villa in Al Yasmeen investors have paid an average price of AED 1.02M. For a 4-bed villa, the average sales prices have gone from AED 1.15M in the last quarter of 2021 to AED 1.17M in Q1 2022. Those looking to buy a 5-bed villa have paid an average of 1.27M.
Al Zahia is next on the radar in in our Q1 2022 property market report for Ajman. The averages prices in this area, like the aforementioned, have also gone down. For 3-bed villas, the recorded average sales price has decreased from AED 961k to AED 924k. Similarly, a 4-bed villa for sale in Al Zahia has averaged at AED 947k. The average sales price for 5-bed villas stood at AED 1.18M during Q1 2022.
Al Mowaihat is also popular amongst potential investors. Unlike the previous two entries, Al Mowaihat has seen a slight increase in price-per-square-foot of 2.84%, going from AED 369 to AED 379. The sales price of a 3-bed villa has gone up from AED 1.2M to AED 1.25M. A significant change has been recorded in the average prices of 4-bed houses, which have risen from AED 1.3M to AED 1.4M. Buyers have invested an average of AED 1.51M to buy 5-bed villas in Al Mowaihat in Q1 2022.

AL ZAHIA AND AJMAN UPTOWN OFFER THE HIGHEST ROI ON VILLAS
Expected ROI is a critical factor when it comes to property sales. In that regard the two Ajman areas that come out on top have been Ajman Uptown and Al Zahia, recording rental returns of 7.65% and 6.49%, respectively. Al Helio has also boasted a very healthy ROI of 5.95% in Q1 2022.
POPULAR AREAS TO RENT VILLAS IN AJMAN: AL MOWAIHAT LEADS THE SEARCHES

The developing community of Al Mowaihat has been the most popular Ajman district with potential villa tenants in Q1 2022. Easy access to Sheikh Mohammed Bin Zayed Road (E311) is one of the many reasons the area generates such high interest. To rent a 3-bed villa in Al Mowaihat, tenants have paid AED 54k in Q1 2022. For a 4-bed villa, the average asking rent has decreased to AED 56k. There has been a slight dip in the average price of 5-bed villas compared to the last quarter; now standing at AED 80k.
Al Rawda has also emerged as another preferred choice for people searching for rental villas in Ajman. The average rent for a 3-bed villa in Al Rawda has stood at AED 57k. On the other hand, the rent for a 4-bed villa has gone down from AED 68k to AED 64k. There has been no change recorded in the average rent of 5-bed villas, which remained at AED 79k in the first quarter of 2022.
Ajman Uptown is another firm favourite among tenants. The average rent for 3-bed villas in Ajman Uptown has stayed the same at AED 26k. There has been an increase in rental prices for 4-bed houses from AED 35k in Q4 2021 to average at AED 37k in Q1 2022.
Besides these areas, tenants have also considered Al Yasmeen, Al Zahia and Al Nuaimiya to rent spacious villas in the emirate.
