A drop in rental prices of properties in the UAE capital in February 2017 has been happy news for prospective tenants. The average apartment rent in Abu Dhabi lost 8% of its value to settle at AED 110,000 in February. But decent yields for these rental units meant that owners also had something to smile about. The average yield for apartment in Abu Dhabi was 6.1%. However individual categories like one bed units returned a rental yield as high as 7%.

Apartments
Like Marina in Dubai, Al Reem Island remained atop the list of most popular apartment renting areas in Abu Dhabi. Claiming a 23% share of inquiries for rental apartments in February , the community remained a clear favourite with renters. Like Dubai Marina, properties here are very well planned and built, laced with avenues for outdoor activities and easily navigable. The number two spot went to Khalifa City A, the central township that claimed 7% of the searches .
It was followed by Al Raha Beach, popular for being close to the airport and entertainment destination in the nearby Yas Island. The high-end Corniche Area was at the fourth position in February, while Al Khalidiyah was at the number five spot. Both Corniche and Al Khalidiyah are close to key public and private installations as well as some of the most popular beaches in the emirate.
Villas
Khalifa City A turned out to be the most popular locality for renting villas. The area had a majority share of 26% of the queries. Key attractions of the area include its central location and facilities suited to living with families.
Mohammed Bin Zayed City was at the second spot. As MBZ City is close to industrial town Mussafah, it is suitable for professionals wanting to live close to their business concerns in the economic zone. Al Reef, another suburban community taking shape near the airport, was at the third spot, followed by Al Raha Gardens. Al Mushrif area took the fifth position on our list of localities most popular with intending villa renters.
Office
The industrial township of Mussafah remained the most popular area by far for renting office spaces in the UAE capital. An earmarked economic zone, Mussafah is home to tens of manufacturing and other business units. It is also extremely close to the Abu Dhabi port. But those looking for a more corporate setting choose Al Reem Island, which was second on our list in February. Like apartments, office spaces on the island are of high quality and provide a fitting solution to organisational needs. Hamdan Street, Airport Street and Mohammad Bin Zayed City were the next most popular areas, respectively for renting office spaces.
