The Square, Al Mamzar

The Square is a mixed-use development in Al Mamzar. The project consists of seven residential buildings, a commercial tower and a hotel building. Each building has six floors. Apartments in The Square consist of studios and 1-3 bedroom units, garden apartments and serviced residences. The development has 6000 sq. m landscaped park and swimming pools at the centre. It’s a freehold project of Omniyat. Completed in 2009, The Square is located along Mamzar Beach. Residents enjoy speedy access to Al Mamzar Beach and Century Mall.

Al Mamzar is a highly-urbanised location in Dubai. The neighbourhood is subdivided into two phases. The residential phase has apartments and villa, whereas, the commercial phase consists of commercial and office buildings. It lies on the eastern coast of Deira sharing borders with Arabian Gulf and Sharjah.

Each building in the complex has basement parking for residents. The project also has visitor parking within the green hedge in the surrounding. Parking in The Square allocates minimum one slot for each apartment unit.

There are two passenger lifts and a service elevator in each building. Elevators in The Square have a separate power backup to avoid inconvenience during power failures.

The security staff monitors the entrance and exits of the building with the help of CCTV cameras. They also oversee communal areas like parking, corridors and poolside. For indoor temperature maintenance project has centralised air-conditioning and heating systems. Also, building management provides maintenance and repair services for residents.

The complex has an outdoor patio with lush-green parks in the surrounding. The patio has barbecue pits with outdoor sitting area. Residents can use this recreational area for family dinners. The Square. Al Mamzar is a multi-building complex. The mixed-use project consists of Phase 1 and Phase 2. Phase 1 has seven apartment buildings, whereas phase 2 has a commercial building and Movenpick Square. Also, retail shops are on the ground floor.

Office building in the complex provides 14,836 square meters of highly efficient office space. These are shell and core offices with floor area ranges from 680 sq. ft. to 2,110 sq. ft. Office layouts efficiently utilize the area to create spacious units. The commercial building is named as Al Raihan. It has a dedicated parking and reception lobby.

Retail area on the ground floor span across the huge area of 5,402 sq. m. It is more than the usual retail area on the ground floor. It looks like a mini-mall that provide everything from grocery and accessories to dining facilities at restaurants and cafeteria. The commercial block has a huge supermarket on the ground floor.

The Square has 524 regular apartments and 180 hotel rooms and serviced hotel apartments. Seven low-rise buildings are named as Al Neem, Dalia, Tala, Al Zan. Sendyan. Ayka and Afnan. Each apartment building has five residential floors above the ground floor. Apartments in the Square consist of studios and apartments with 1, 2 and 3 bedrooms and a limited number of 2 and 3 bedroom garden apartments on the ground floors.

Studio apartments have a floor area ranging between 530 sq. ft. to 652 sq. ft. These apartments have a full bathroom at the entrance. After that, there is a small open kitchen, which has a sink, exhaust hood and space for a cooking range, washing machine and refrigerator. Studios have a spacious sleep and sitting area, which has a glass door to access the balcony. Studios with larger floor areas also have built-in wardrobes in the sleeping area.

1-bedroom apartments in The Square span over the area of 900 sq. ft. to 984 sq. ft. The bedroom has a built-in wardrobe and an en-suite washroom. It also has an open kitchen, guest bathroom and spacious living and dining area. The living room also has a glass door for the balcony.

With a larger built-up area of 1,470 sq. ft. to 1,548 sq. ft., 2-bedroom units have a master bedroom with attached bath and built-in wardrobes. The smaller unit doesn’t have an ensuite washroom with the second. Instead, they have a full bathroom in front of the bedroom.

Yet, bigger units have attached baths with a second bedroom and a powder room in the living area. There are a closed style kitchen and a large living and dining area. Both bedrooms and the living area are connected to the common balcony.

The ground floor also has 2-bedroom garden apartments. These units have a private parking and small garden area.

3-bedroom apartments in The Square have the largest floor area, which ranges between 1,776 sq. ft. and 1,804 sq. ft. Only the master bedroom has an en-suite washroom. All bedrooms have built-in wardrobe and glass door access to the balcony. Also, there is a closed style kitchen, a full bathroom and a living room. Bigger units also have a powder room and a small storeroom.
