Ellington House, an off-plan development, is the first residential project of Ellington Properties in Dubai Hills Estate. The luxury 14-storey building will offer a mix of ultra-modern 1, 2 and 3-bedroom apartments. The project was launched in May 2022, and the expected Ellington House handover date is Q1, 2025.

Even though Ellington Properties have not yet disclosed a payment plan for Ellington House in Dubai Hills Estate, they have put out a general payment plan for all of their projects. Here are a few particulars that investors should know:

• Investors are advised to make payments according to the payment plan discussed in the Sale and Purchase Agreement (SPA). Delay or non-payment of instalments would result in penalties and/or other courses of action as per the SPA and Dubai property laws.
• Typically, Ellington properties requests for 50% payment during construction and the remaining on completion of the project. However, milestones and payment timelines will vary from project to project.
• Also, investors should ask for Ellington House payment plan from a Property Consultant. Alternatively, you can review the payment details outlined in the SPA, which are considered final.
• Ellington Properties will provide a 30-day notice to pay any defaulted amounts. If the investor fails to do so, the developer reserves the right to take all necessary action under the applicable laws.

Ensuring that residents are living in the lap of luxury, Ellington House Dubai has planned to offer bespoke amenities. One will find a hotel-style lobby, coffee station, workspace, lounge space, and wall library within the building.

Fitness enthusiasts can enjoy a mini-putt green, state-of-the-art fitness centre, yoga studio, swimming pool with change rooms, steam and sauna. Also, there will be lap pools with a pool spa and splash pool for children.

Other facilities include a clubhouse with a games zone, dining and kitchen areas, and lounging areas. Children can have fun in the kid’s play area while adults enjoy outdoor dinner in a BBQ area.

Some other unique facilities that will be available to residents are bicycle storage, electric vehicle charging stations and golf lockers.

Parking in Ellington House Dubai is allotted according to the apartment type. While 1 and 2-bedroom apartment owners will get one parking spot, residents owning 3-bed flats will get two parking spots.

The elevators in Ellington House Dubai will provide seamless access to all the floors.

Ellington House Dubai Hills Estate will not compromise on residents’ safety. A 24-hour security system will be in place, including CCTV surveillance, fire extinguisher and smoke detectors. Maintenance services will also be provided round-the-clock.

2-bedroom flats in Ellington House Dubai Hills will come with two adjoined bathrooms and a built-in wardrobe. The living room and kitchen are built together with easy access to the balcony. Large double-glazed windows will be installed throughout the apartment to let in natural sunlight. These units are expected to span 1,274 sq. ft. to 1,432 sq. ft.

3-bedroom apartments in Dubai Hills Ellington House will cover 1,740 sq. ft. These units will boast three bedrooms with ensuite washrooms, a walk-in closet or a built-in wardrobe. The living space will be adjacent to an open-style kitchen. These units are expected to have at least two balconies – one accessible from the living room and the other from a bedroom. A powder room for guests and visitors will be available near the flat’s entrance.

Despite having numerous facilities just a stone’s throw away from the residence, the community’s public transport options are still limited. To commute, you must rely on personal conveyance, taxis and car-hailing apps.

The nearest bus stop can be found in the neighbouring community of Al Barsha.

To travel by Dubai Metro Red Line, one has to get to the Mall of the Emirates Metro Station or Al Safa Metro Station. Both are about 11 minutes away from the building by car.
