The Hills

The Hills is another project developed by master developer Emaar Properties, who is known for developing Downtown Dubai, Arabian Ranches, Emirates Hills and many more communities. Emaar Properties launched The Hills back in 2013, the neighbourhood features low-rise apartment buildings that overlook the Emirates Golf Club.

The reason for its popularity among buyers and renters include the availability of luxury properties and its prime location along the Sheikh Zayed Road (E11) highway.

This development by Emaar is actually a mixed-use community for hospitality and residential purposes. A barbecue deck, a community park, a yoga lawn and children’s play areas are part of the amenities offered for residents.

There are two residential mid-rise buildings in The Hills, the other buildings in the area is a Vida Hotel and the Vida Residence building which offers serviced residential hotel apartments. According to investors, the key selling point of The Hills is its prime location which connects it to many of Dubai’s tourist and business hotspots. Another key point is the easy commute to other cities through E11, the highway that connects all of the UAE.

The residential premises is split into three parts; The Hills A, The Hills C and Vida Residence. The apartments come in 1, 2 and 3-bedroom configurations. The flats offer views of Jumeirah Lake Towers (JLT), the green landscapes of Emirates Golf Club and the Emirates Living communities such as The Meadows and The Lakes.

Vida Residence (The Hills) is comprised of two mid-rise towers that have well-furnished and serviced apartments in one tower and the Vida Hotel in the other tower. The list of facilities includes 24 hours security concierge and keycard security access for residents. There is maintenance staff that is also present on call, high-speed elevators, internet and satellite/cable TV services.

As there are freehold apartments available residents can choose to rent or own their own flat in the area. The rental trend for a 1-bedroom apartment in The Hills ranges from AED 70k to AED 135k. The larger 2-bedroom apartments can be rented for an average price of AED 125k, while 3-bedroom flats are priced upwards of AED 138k, per annum.

Investors and interested property buyers can expect to pay a minimum of AED 980k for a 1-bed flat AED 1.3M for a 2-bedroom apartment in The Hills and AED 2.3M for a 3 BHK flat. Apart from these, there are some new apartments in The Hills available in a different number of bedrooms.

A key factor of The Hills is its prime location. It is located along Interchange No 5 on Sheikh Zayed Road and in proximity to business hubs such as Dubai Media City, JLT, Dubai Marina and more.

The closest metro station to The Hills is the DAMAC Properties metro station, roughly 5 minutes by car. This station is part of the Red Line of the Dubai Metro which runs from Rashidiya to Jebel Ali, connecting to many key areas of Dubai. As for public buses, none cover The Hills, the closest bus stop is in JLT but that can be a hassle to reach, especially in the summer months of Dubai. It would be best for residents to rely on taxis or luxury taxi apps such as Uber and Careem.

As for parking, there are dedicated spaces in residential buildings for residents. Visitors will have to rely on street parking.

To bring more convenience to residents’ lives, there are many supermarkets near The Hills. Most of these are found in the JLT community, there are many branches of Al Maya supermarket, Carrefour Market and one branch of Spinneys supermarket in the neighbouring JLT community. There is also a Fresh Berry Supermarket and a West Zone supermarket, slightly further away but within a 10-minute drive.

Owing to its central location, there are many churches, temples and mosques near The Hills.

Talking about churches, there are a few located in the Jebel Ali district, roughly 10 minutes away. Residents can visit the United Christian Church of Dubai, St Mina Coptic Orthodox Church, Dubai Evangelical Church Centre and more.

Jebel Ali is also where the Guru Nanak Darbar Sikh Gurudwara is located for Sikh residents. Those following the Hindu faith will have to travel further away to Bur Dubai, 30 minutes away, where they will find the Shiva and Krishna temples, as well as the Shirdi Sai Baba Mandir.

Families living in The Hills will not face any problem in finding educational options nearby.

Dewdrops Nursery, Mosaic Nursery and Paddington Nursery are options for little ones. Schools near The Hills consist of Emirates International School which follows the International Baccalaureate (IB) curriculum. This school is located in The Meadows. Another UK curriculum option is Dubai British School near The Springs. Regent International School in The Greens offers the British curriculum and is located near The Views. Those looking for American schools can find that the American School of Dubai and GEMS American Academy, in Al Barsha.

For higher educational needs, the residents can find a few universities and colleges close to the area. In JLT you can find MODUL University, Synergy University Dubai and Saint-Petersberg State Economic University. The American University in Dubai is located just opposite Emirates Golf Club and the many universities in Knowledge Park are 8 minutes away from The Hills.

The Hills residents can reach out to several nearby hospitals for their medical needs. The Iranian Hospital is 10 minutes away and is situated in the neighbouring area of Al Badaa while Emirates Hospital is not more than 12 minutes away from The Hills. Other hospitals near The Hills include Medcare Hospital, Magrabi Eye Hospital and Mediclinic City Hospital.

Clinics near The Hills include American Medical Center, Dr Batra’s Homeopathy Clinic and Sky Clinic Dental Center. Life Pharmacy, Grand United Pharmacy and Super Care Pharmacy are all within a 5-minute drive in JLT.

The Hills is a part of the Emirates Living community by Emaar. It is in proximity to Meadows Dubai, The Lakes, The Springs, Emirates Hills and more. Other prominent areas nearby include Dubai Marina, JLT and Dubai Media City.

There are some excellent dining and shopping options near The Hills. The residents can choose from a range of eateries, malls and bars.

Residents of The Hills can find many malls nearby. Oasis Mall on Sheikh Zayed Road is 10 minutes away, it features a few retail stores, restaurants and leisure amenities. Mall of the Emirates and Dubai Marina Mall are both within a 10-minute radius. Having no comparison with any other, Dubai Mall itself is just 16 minutes away, the world famous mall is known for its numerous recreational options.

One can find many restaurants near The Hills that serve a variety of cuisines. The JLT community is known for its vast range of restaurants, from fine-dining establishments to small niche eateries.

Casual dining restaurants include Chimes Restaurant and Hegchen for Asian food, Indiana Delights and Chandini Chowk Restaurant for Indian cuisine and Mezza Lebanese Kitchen and Lokmet Gibran for Lebanese food. Fast food restaurants include KFC, McDonald’s, Subway and Hardees.

Fine-dining restaurants near The Hills can be found in the Bonnington Hotel in Cluster J and the Movenpick Hotel Cluster A of JLT. There is the Cavendish Restaurant in the Bonnington Hotel which serves British, Irish and Mediterranean cuisine and the Couqley French Bistro and Bar in the Movenpick Hotel.

Besides shopping centres and restaurants, The Hills also has a few beaches nearby. Jumeirah Beach Residence (JBR) features JBR Beach, this beach has many amenities for children and adults alike. You could rent a sun bed, use the different exercise amenities or enjoy a relaxing swim. Another public beach in Dubai, Jumeirah Beach is 17 minutes away. Visitors not only enjoy the coastal views, but there are BBQ areas and a park near Jumeirah Beach as well. Also close to Jumeirah Beach, Kite Beach offers many fun leisure activities and food kiosks to visit.

There are endless recreation options for residents of The Hills as they can access many landmarks of Dubai within minutes. Be it beaches, resorts or any tourist spot, there is a lot nearby.

Dubai Marina Walk is close by, it has many restaurants offering beautiful waterfront views. The many hotels in Dubai Marina are also close by, these offer fine-dining experiences, licensed venues and relaxing spas. Another bustling area of Dubai, JBR is a short 7-minute drive away. It features many hotels, restaurants and an outdoor mall called The Beach.

The Hill is a smaller community, but it is built keeping the essential and luxurious needs of its residents in mind. The district is defined by its amenities. There is a well-maintained yoga lawn within the community where residents can relax. In the premises, there is a barbeque deck and a children’s play area as well. The nearest park is JLT Park which offers a long walking track and a relaxing environment.

The Hills is a new apartment-only community, but it features all the basic and luxurious amenities. The area is idyllic for people who want to live in a quiet environment while living in the centre of the city.
