Officially launched in 2022, South Bay is an off-plan development in the Residential District of Dubai South. Upon completion, the project will feature around 1000 units of villas, townhouses and mansions across its six phases alongside upscale amenities including a waterfront promenade, crystal lagoon, shopping mall and health clubs. South Bay is strategically located adjacent to the Expo Road (E77) enabling seamless connectivity and accessibility.
The first two phases were sold out after launch. Construction works for South Bay 3 began in June 2024 and South Bay 4, 5 and 6 are expected to be completed between 2026 to 2027. The construction of the initial phases is with Ginco General Contracting, whereas, Al Kharafi Construction is appointed as the main contractor for the final phases of South Bay.

South Bay Dubai will present a family-friendly community upon completion. This gated off-plan project has a range of properties around a 1km crystal lagoon. The waterfront promenade, community shopping centre, fitness complex, pools, water sports club, children's play area, pet park and lake park are some key features of the development.
South Bay Dubai Masterplan
South Bay is one of the new projects in Dubai South located adjacent to Expo Road. The project’s master plan includes the construction of around 800 3-bed to 5-bedroom villas and townhouses and 200 units of 5, 6 and 7-bedroom waterfront mansions. These premium properties will be set around a 1 km long crystal lagoon, a 3 km long waterfront promenade and beaches. Residents will have access to the beach clubs, fully-equipped fitness centres and various watersports activities. The lake park, kayak club, jogging and cycling tracks are also part of the master plan.

Properties in South Bay Dubai
Properties in South Bay Dubai are spread across its six phases comprising a mix of townhouses, semi-detached homes, stand-alone villas and waterfront mansions with BUA ranging from 2,900 sq. ft. to 4,800 sq. ft. approx.
South Bay 1 and South Bay 2 set for completion in March 2025 include around 400 units of townhouses, villas and waterfront mansions.
South Bay 3 with estimated completion in Q3 2026 features around 200 units of 3-bed and 4-bed townhouses, 4-bed and 5-bed semi-detached villas and 5-bed to 7-bed stand-alone mansions.
South Bay 4 set for completion in Q1 2027 includes over 100 units of 3-bed to 5-bed villas and a limited collection of 5-bed to 7-bed mansions.
Slated for completion in Q4 2026, South Bay 5 primarily includes 4-bed and 5-bed units.
The final phase South Bay 6 which includes 3 to 4-bed townhouses alongside 4 and 5-bed villas was sold out right after the launch in July 2024. Its tentative handover date is Q4 2026.

Villas and townhouses in South Bay feature a G+2 floor plan with a spacious living area, a fitted kitchen, guest room with attached bathroom and a separate space for laundry and storage. The bedrooms on the upper level have en-suite bathrooms and wardrobes. Also, some units may include a family room and balconies on the first level, depending on the layout. The rooftop terrace, private pool, garden and parking area are other key features of these units.
Waterfront mansions in the neighbourhood are available in 5, 6 and 7-bedroom layouts. The coverage area of these units ranges from 8,234 sq. ft. to 13,358 sq. ft. There are two levels above the ground floor in a 5-bedroom configuration and it comes with a spacious living room, open kitchen, bedrooms with attached bathrooms and a rooftop terrace with a master suite. These units also have a pool in the garden with an outdoor lounge and a powder room. There is an additional basement level in 6 and 7-bedroom mansions dedicated to games, a gym and a cinema. Ample parking space and a lift are other features of these units.
