Nakheel has relaunched one of the most anticipated man-made islands in Dubai with an improved development plan. When completed, Palm Jebel Ali project is expected to house more than 30,000 families, a plethora of lifestyle amenities and many leisure attractions.
This artificial archipelago is one of the Palm Islands by Nakheel, including Palm Jumeirah and Dubai Islands. Where Palm Jumeirah is already a popular waterfront community with upscale dining facilities, beaches, luxury properties and leisure attractions, Palm Jebel Ali project is anticipated to be twice its size sprawling 13.4 sq. km. transforming into a series of seven connected islands. Whereas, Dubai Islands, formerly known as Deira Islands, is a cluster of four islets currently under development.
Palm Jebel Ali is an upscale project by Nakheel Properties with a reimagined development plan approved by Sheikh His Highness Sheikh Mohammed bin Rashid Al Maktoum. The futuristic masterplan is promised to accommodate about 35,000 families. Relaunched in June 2023, the development will be home to 80 hotels and resorts scattered along the seven connected islands. It is a part of Dubai Economic Agenda D33, with completion date not announced yet.
Adding 110 km to Dubai’s coastline, the prosperous island development plans align with the Dubai 2040 Urban Master Plan, which aims to increase public beaches by up to 400% by 2040. It will also feature the best infrastructure, facilities and sustainable developments. Approximately 30% of the energy needed for public facilities will be generated from renewable sources.
Palm Jebel Ali is announced to be around 13.4 sq. km., twice the size of Palm Jumeirah. It will include pedestrian-friendly neighbourhoods, smart city technologies and plenty of transport options. The island will have a clean and green environment, with several cycling and walking tracks.
The futuristic plan unveils 16 fronds upon completion, adding 91 km of the waterfront with three access points to the artificial island. Residential properties on Palm Jebel Ali Islands will include a variety of beachfront properties, including luxury villas, townhouses and apartments. Nakheel has recently launched two signature collections of villas in Palm Jebel Ali Dubai, The Beach and Coral Collection – each in eight different architectural styles. Like Atlantis, The Palm in Palm Jumeirah, there will be 80 luxury beach resorts and hotels in Palm Jebel Ali Dubai. Moreover, the JA Beach Hotel in Mina Al Arab is 15 minutes away from the project.
Upon completion of the project, bridges will connect the island to the mainland. Sheikh Zayed Road (E11) is nearby which will make it very convenient to travel around the emirate.
Parking spaces will be part of residential and commercial developments on the island. Like Palm Jumeirah, Palm Jebel Ali villas are expected to have spacious parking spaces.
Since the community is in the early stages of development, there is no availability of public transport in Palm Jebel Ali. Nevertheless, in line with the Dubai 2040 Urban Master Plan, future provisions include the placement of public transport stations within a maximum distance of 800m from residential areas. Thus giving an idea about the anticipated public transportation across the archipelago.
Like other projects by Nakheel, this will also be developed into a self-sufficient community. There will be retail centres with various shops and hypermarkets. For now, supermarkets near Palm Jebel Ali include Monoprix Supermarket, Two Way Grocery, Safa Al Madina Hypermarket and Social Hub Supermarket.
Like most communities in Dubai, the development will have its own mosque when completed. At present, one can consider visiting mosques near Palm Jebel Ali, such as Alnoor Masjid.
Christians will be able to visit the church complex in Jebel Ali Village featuring various Catholic, Anglican and Orthodox churches. Some of the churches near Palm Jebel Ali are St. Francis of Assisi Catholic Church, Our Lady Of Annunciation Greek Orthodox Church and Mor Ignatius Jacobite Syrian Orthodox Cathedral. Also, the island is not far from Guru Nanak Darbar, a Sikh gurdwara and the Grand Hindu Temple in Jebel Ali.
Once developed, the community will feature a mix of nurseries, preschools and schools to facilitate residents. As far as the schools and nurseries in the neighbouring districts are concerned, the nearest educational institutes are located at a drive of almost half an hour.
Al Ghaf Private School is a British curriculum school which is 29 minutes away from Palm Jebel Ali. Dove Green Private School in DIP, 33-minutes away, also offers British education to students.
Care Blue Clinic near Palm Jebel Ali is a private primary care facility where one can go in case of non-serious ailments or emergency checkups. It is located in Mina Jebel Ali, at a drive of 19 minutes. However, one needs to travel to Aster Cedars Hospital in Jebel Ali for tertiary care.
Palm Jebel Ali is far from the rush of the city. It is a secluded island set to become a self-sufficient mixed-use community. It will be connected to the centre of Jebel Ali via bridges to ensure an easy commute. Jebel Ali Free Zone Area (JAFZA), Jebel Ali Port and Jebel Ali Village are connected directly. Jebel Ali Hills Dubai area is also located close by. Dubai Waterfront is a residential community nearby featuring townhouses and apartments. Badrah and Veneto are the most notable sub-districts of Dubai Waterfront.
Like Palm Jumeirah, Palm Jebel Ali will have local eateries and international restaurants. Once the infrastructure is finalised, it will pave the way for Mina Jebel Ali, that’s also loaded with options for foodies. Palm Jebel Ali is all about an active beachfront lifestyle. The community will feature long walking trails, biking tracks and running tracks. Besides the massive themed waterpark, there will be community playgrounds for kids. Residents can walk at the beach or spend the evening at the barbecue areas.
The construction is underway. The residential area is not yet fully developed. But considering the master plan and other Palm Islands projects, it is anticipated that the Palm Jebel Ali project will feature attractive residential options upon completion with various luxurious properties for rent and sale.
