Nareel Island is a unique development off the coast in Al Bateen, Abu Dhabi. Situated near Al Qubeira District, the goal is to transform it into a mixed residential and holiday destination in the emirate. Nareel Island takes its name from the large number of coconut palms lined throughout the area.
The leading property development company, Aldar proposed to turn this island into a full-fledged vacation spot back in 2007 as a joint venture with National Corporation for Tourism and Hotels (NCTH). The idea is to build luxury residences and resorts with all the much-needed amenities. Besides elite residential villas and luxury hotels, it will feature a yacht club and spa centre. Currently, Nareel Island Abu Dhabi is an investment option only for UAE nationals. Emiratis can buy plots of land to build a luxurious home on the island.
Nareel is planned as a calm yet active neighbourhood off the coast of Abu Dhabi. Still, its prime location makes it only a short 10-minute drive from the city’s centre. The island’s geographic importance makes it one of the most promising destinations for investors.
There are two connected islands spreading across a vast area. The North Island is smaller than the South Island. Outdoor lagoons for swimming, open parks, a clubhouse, private beach clubs and grand green spaces along with retail stores are some highlights of the masterplan. There will be private beaches, pontoons and driveways to connect the community with other areas of the emirate.
Altogether, Nareel Island will feature 160 plots of land in various sizes ranging from 1,000 sq. m. to 5,000 sq. m. These plots can be combined to build larger mansions within the exclusive residential development by Aldar. If you are interested in buying a property on Nareel Island, prepare to fork out around AED 8M for a residential plot.
Around 74 plots offer waterfront views, private berth and access to the marina. These pieces of land are arranged in five groups based on plot sizes and views. Plots ranging from 1,000 sq. m. to 1,500 sq. m. are arranged along the main Residential Avenue. Plots of land in Group 2 offer partial sea views and a covered area of 2,000 sq. m. Whereas, Group 3 and Group 4 are waterfront plots with covered areas ranging from 3,000 sq. m. to 4,000 sq. m., respectively. Some exclusive corner plots secluded from other areas have waterfront access and the area of these properties span around 5,000 sq. m.
Investors looking to buy properties can consider residential plots for sale in Nareel Island. The asking price of a standard piece of land was AED 8M at the time of announcement. Currently, the lowest expected sales price is around AED 4M to AED 5M.
Once completed, the project will have a network of roads connecting the area within and outside. Residents who have private conveyance can easily commute to the neighbouring areas. Also, the plots have enough capacity for dedicated car parking. Those who want to combine plots and construct larger mansions will have more space. The properties can be designed by modern architects according to the construction rules of Abu Dhabi.
While there are no supermarkets on Nareel Island, some shops and restaurants may be developed over time. The island is more of a holiday spot so those who visit will find leisure points and shopping retreats. An outlet of Waitrose and Seven Days Mini Hypermarket is accessible in around 7 to 9 minutes.
Once residential areas are fully developed, the community might also have a few mosques. Also, the resorts and hotels that are under construction may include prayer halls in master plans.

In case of a medical emergency, one can go to Gulf Diagnostic Center Hospital on Al Khaleej Al Arabi Street, Al Bateen. It specialises in general medicine, orthopaedics, paediatrics and gynaecology. The hospital is around 8 to 9 minutes away from the island.
Nareel Island forms part of Al Bateen near Emirates Palace. It is located near Al Ras Al Akhdar and Al Khalidiyah. Residents and visitors will have access to some key areas in Abu Dhabi including Yas Mall, World Trade Center and the Abu Dhabi International Airport.
Al Bateen Mall is around 9 minutes away from the island. Soon there will be many retail outlets on Nareel Island. As of now, a few malls in the neighbouring localities include Al Khalidiyah Mall and Greenfield Mall.
The resorts and hotels on the island will feature beach clubs, restaurants and bars. Some restaurants near the island include Chamas, The Bagel Bar, No. Fifty Seven Boutique Cafe and Ozo.
The island itself has access to the free beaches. Marina Al Bateen Resort is 7 minutes away. Also, Al Bateen Beach, a popular tourist attraction is a little farther from the island.
After the construction is completed, the island will feature residential buildings facing the sea, Etihad Towers and Emirates Palace. The island neighbours some key landmarks like WTC Mall and Abu Dhabi International Airport. It is also close to some major leisure attractions on Yas Island including the Yas Mall.
It will be a complete vacation point for families offering a range of facilities including private lakes, public parks, sports facilities, beach clubs and recreational areas. Those who stay in the hotel will also have access to the gyms, skate parks, cafes and restaurants.
If you are interested in buying valuable properties, you can consider plots on Nareel Island. It is more of a holiday destination so there aren’t any schools on the premises. A few can be accessed in the neighbouring localities.
