Muwailih Commercial is a mixed-used area in Sharjah offering a wide range of affordable rental studios and apartments. The area offers quick access to some of the top universities in the emirate. Location wise, it is a sought-after area to live in because of its proximity to Dubai. Many students and workers prefer to reside in the area because if it’s easy commercial access.
The northern border of this community has direct access to Sheikh Mohammed Bin Zayed Road (E311) – a highway that connects seven emirates of the UAE, while Maliha Road runs along the east of this area. To its south lies Industrial Area 15 and 17, while University City Sharjah lies to the south of Muwailih Commercial.
Muwailih Commercial is a quiet suburb within Sharjah. It is home to many schools, eateries and apartment buildings. However, much of the community can appear somewhat underdeveloped as there are large, open parcels of land that are being developed. There aren’t many open developed spaces where residents can walk around or children can play. Many residents visit the local mosque which has a large car park.
In Muwailih Commercial, you’ll find rental apartments with floor plans that offer studios, 1, 2 and 3-bed apartments. Starting from the studio category, the rental rates for studios will start from AED 9k per annum and will go as high as AED 18k. Room sizes will vary between 400 sq. ft. to 800 sq. ft. In addition, some studios are located in more desirable sub-communities, which makes them slightly more on the expensive side.
For those interested in 1-bed flats, the lowest rent you can expect to pay will be around AED 15k per annum while the highest rental rate for a 1 BHK will be around AED 35k. For 2-bed apartments in Muwailih Commercial, the rental rates start from AED 23k to AED 48k, annually. Finally, for 3-bed rental flats, expect to pay anywhere between AED 40k and AED 60k per annum.
You will find that most buildings in Muwailih Commercial will not offer covered parking spaces. Most buildings will have shops where there are storefront parking spots, residents and visitors will have to use the same parking spaces.
There is limited public transportation in the area, Al Muwailah Bus Terminal is where most of the buses pass through. Taxis are also hard to find, residents will have to rely on taxi-hailing apps such as Careem and Uber.
You are likely to find several supermarkets within the vicinity and in neighbouring communities. Nesto Hypermarket and Galaxy City Supermarket in Muwailih Commercial are some of the most popular options. There is a branch of Ramez Hypermarket in Industrial Area 13 and a Carrefour Market in Matajer Al Juraina.
Other smaller supermarkets in the community include Souq Al Safa SuperMarket, Roses Land Supermarket, Theyyur AI Shams Supermarket, Hilal Al Madina Supermarket, Sabah Al Madinah Supermarket and many others. All in all, you are likely to find a small mart situated right under your building or at least not too far away, where you can simply walk to the supermarket.
One will find plenty of churches in the community of Al Yarmook, Sharjah. This community isn’t far from Muwailih Commercial as it only takes 15 minutes to reach Al Yarmook. Moreover, there are several types of churches in Al Yarmook which include the Russian Orthodox Church, St. Michael’s Roman Catholic Church and some Pentecostal Churches.
For those adhering to the Hindu faith, they will have to travel 30 minutes away to Dubai to visit a temple. For Muslims, there are several mosques in the vicinity. Out of all of them, the most visited one is the Al Falah Mosque which is just southwest of University City roundabout.
There are over 20 schools within the vicinity. The top three are Sharjah Ambassador School, GEMS Millennium School and Our Own English High School. Whether parents want to enrol their children in one of many highly-reputable Indian schools in Sharjah, or would rather opt for the British or American curricula schools, chances are that there are schools that meet the criteria of most parents, both in terms of affordability and quality education.
Apart from that, those looking to pursue higher education will be glad to find that some of the best universities are just a few kilometres away in the community of University City Sharjah. For instance, you will find Skyline University, Sharjah’s Men College, University of Sharjah, Higher Colleges of Technology, and the American University of Sharjah here. Thus, living here can be ideal for young professionals who are looking to continue their higher education.
There are a few clinics situated within the community but the closest ones are Prestige Dental Clinic and New Central Poly Clinic. There is a clinic in Muwailih Commercial, called Thumbay Medical & Dental Specialty Centre. Whether you have a medical emergency or need to consult with a specialist, you can easily reach this clinic in about 5 minutes.
There’s also University Hospital Sharjah in University City, which can take 9 minutes to reach and Royal Hospital, which is across Sharjah International Airport.
Surrounding the community is Sharjah Industrial Area which houses a hub of commercial activities in Sharjah. To its immediate west is the community of Oud Al Muteena in Dubai.
It is close to Sheikh Mohammed Bin Zayed Road, which can cut down the commute times for those who have to frequently travel back and forth from Sharjah and Dubai.
There are a few malls within the district. However, the most popular of them all is just eight minutes away, called Matajer Al Juraina. This mall is considered a complete shopping, dining and banking hub. It has branches of several banks and has currency exchange centres. There are various types of pharmacies, fashion stores, sporting goods outlets and supermarkets such as Carrefour. Accordingly, if you need to get all your errands done in one go, this is the place to go. There are other malls nearby such as Safeer Mall, City Centre Al Zahia within the neighbourhood of Muwaileh, in the sub-community Al Zahia, and Zero 6 Mall.
There are many casual dining restaurants in Muwailih Commercial. Popular options include Paneer Restaurant, Bab Al Madina Restaurant, Sasya Pure Veg Restaurant and more.
Other popular restaurants in the area include Paper Fig, ARZU Bistro and Coffee, Gulf Pastry and Al Hattab Restaurant.
Since this community is on the southern outskirts of Sharjah, visiting the beach is 20 minutes away. Accordingly, you can expect to find several public beaches once you’ve reached the northernmost part of Sharjah. Some of the popular beaches to visit are Al Mamzar Open Beach and Al Khan Beach.
Despite being situated in a relatively quiet area, there are a few fun activities you can enjoy near or within the community borders.
The Al Thiqah Club for Handicapped is located at the edge of the community. The club has a lot of open grounds, green spaces and rooms with exercise equipment. Al Thiqah Club for Handicapped also organizes sports events for the local community to participate in. There is even a state-of-the-art standard athletic track where many international track and field competitions are held for the differently-abled. To empower those who are differently-abled, the facilities present in the club are in line with the vision of His Highness Sheikh Dr. Sultan Bin Mohamed Al Qasimi, Supreme Council Member and Ruler of Sharjah.
Residents can also find the Sharjah Academy of Astronomy, Space Sciences and Technology (Saasst). Since its opening in 2015, it has become one of the leading astronomy centres in the UAE. You can find laboratories, a planeterium, a meteorite centre and an optical observatory. Saasst is open to the public with its lectures, workshops, observatory days and other events it organises.
For outdoor activities, residents can visit Al Juraina Park which is just 9 minutes away from the community. This park has a gazebo with sofas for lounging and a dedicated play area for children, complete with slides, swings, monkey bars and other fun contraptions. All in all, there are around five to six parks that can be reached in 15 minutes or less.
This community is still under development but as a result, the rents are considerably cheaper. Most buildings do not offer covered parking spaces in this community but there is plenty of street parking available.
