Muhaisnah lies in the northeastern region of Dubai. It is one of the few localities that is established close to the Dubai-Sharjah border. Muhaisnah is in proximity to industrial developments such as Al Qusais Industrial Area in Dubai and the Industrial Area in Sharjah.

The neighbourhood is popular among working professionals and small families who live in apartment complexes while larger families choose to reside in the villa communities. One of the separate sub-communities of the area is Muhaisnah 2. It consists of staff accommodation for the labours due to the nearby industrial areas.

The area is divided into four sub-communities, Muhaisnah 1, 2, 3 and 4. Muhaisnah 1 is mostly residential, featuring schools and villas. Muhaisnah 2 consists of labour camps and is separated from other communities. Muhaisnah 3 is a more villa-oriented community, while properties in Muhaisnah 4 consists of apartment buildings as well as commercial areas.

Properties in Muhaisnah feature villa communities and apartment buildings. There are two main villa-communities in the neighbourhood, Muhaisnah 1 and Muhaisnah 3. The villas in the community range from 4 to 7-bedrooms configurations and can be single or double storied. Distributed between 24 low-rise building blocks, there are around 1,244 residential flats in this complex. Established as a gated suburban society, the project consists of amenities such as a supermarket, mosque, pocket gardens and a private parking facility.

Muhaisnah is one of the few neighbourhoods in older Dubai that has great transport links. One of Dubai’s main highways Sheikh Mohammed Bin Zayed Road (E311) does not only run through Muhaisnah, but it is also where this road begins to extend into Sharjah. Other important routes connecting the neighbourhood with other areas are Beirut Street (D62), Baghdad Street (D95) and Airport Street (D89).

For the ease of passengers using public transportation in Muhaisnah, there are numerous bus stations dispersed throughout the four sub-communities. For metro users, the nearest station would be the Rashidiya metro station on Airport Road which is part of the Red Line.

Stations that are part of the Green Line include Etisalat Metro Station and Al Qusais Metro Station located on Al Nahda Street a bit further away.

Most supermarkets in Muhaisnah are concentrated in district 2 and 4, but you will come across a few small grocery stores located in certain blocks. Mango Supermarket, Manar Al Madeena Supermarket and Golden Jubilee Supermarket are few stores that cater to the daily necessities of residents.

Larger stores in the neighbourhood include the Union Coop Hypermarket, Carrefour Hypermarket in Madina Mall and the massive Lulu Hypermarket part of Lulu Village.

No matter where you are residing, you are sure to hear the Muslim call to prayer since there is a mosque in every block of the community. To name a few, mosques in Muhaisnah include Omar Bin Abdulaziz Mosque, Okasha Bin Muhsin Mosque, Ibrahim Lootah Masjid and Taziz Camp Mosque.

Muhaisnah House of Prayer in Muhaisnah 2 is the nearest option for regular churchgoers. Residents can visit St. Mary’s Catholic Church on Oud Metha Road which is a drive of around 20 minutes, International Baptist Church or the Apostolic Church that is about 20 to 22 minutes away.

The nearest temple is Shri Mariyamman Temple in Muhaisnah 2. You can also visit Swaminarayan Mandir Vasna Sanstha in Al Qusais 2 at a 15-minute drive by car.

A few of the schools in Muhaisnah include Greenwood International School, which follows the American curriculum until Grade 12. United International Private School follows the Philippine curriculum, also until Grade 12. A new branch of St. Mary’s Catholic High School opened in 2015 for the residents. It follows the British curriculum from FS1 to Year 9.

Schools following the curriculum of their country include The Indian Academy (Indian curriculum), Russian International School (Russian curriculum) and Lycee Libanais Francophone Prive-Dubai (French curriculum).

The educational institutes in this northeastern neighbourhood cater to students with different backgrounds as well as different professional pursuits. Female students who plan to build a medical career can enrol into Dubai Medical College for Girls and Dubai Pharmacy College. Al Rashid Quran Learning Centre and Islamic School for Education Training is for individuals who would like to enlighten themselves with Islamic education.

University City Sharjah is just 15 minutes away from the community. Some of the best universities in University City Sharjah include the American University of Sharjah, University of Sharjah and Skyline University College. The options in Dubai International Academic City are further away, requiring a 25-minute drive.

There is only one hospital in Muhaisnah which is the Dubai Medical University Hospital. Aster Hospital Qusais is quite close to those living in Muhaisnah 3. Medical clinics in the area include Aster Clinic, Muhaisnah Health Centre, Al Mashaher Medical Centre and more.

The neighbouring areas include Al Qusais, Al Qusais Industrial Area, Mirdif, Al Twar and Al Mizhar. City Centre Mirdif and Dubai International Airport are a short drive away. Commuting to Sharjah is also not an issue for those residing in this locality.

One of the advantages of living in Muhaisnah is the number of shopping malls available in the community. Facing the neighbouring community of Mirdif, Etihad Mall in Muhaisnah 1 is a community shopping complex near Al Khawaneej Street (D89). It has a broad selection of international and local Arab brands, an indoor amusement area for kids that includes attractions such as Kids Menia, Kiddieville and Cheeky Monkeys. Shoppers can sit back and relax at a coffee shop such as Starbucks and Gloria Jeans.

Madina Mall on Beirut Street (D62) is another shopping destination that has plenty of fashion brands such as Giordano, Max, Octave, Mulberries Splash and Peter England. The Body Shop is an internationally-acclaimed beauty and skincare brand featured in this mall that offers ethically made and cruelty-free products. Another large shopping centre, Lulu Village offers amazing deals on everyday and lifestyle products.

Catering to expat labourers who occupy the area, restaurants in Muhaisnah 2 include Sonapur Restaurant, Punjabi Restaurant, Medina Restaurant and Chennai Darbar Restaurant.

Due to the existence of large shopping complexes such as Etihad Mall and Madina Mall, you will come across many chic eateries such as Le Café Gateau, La Creperie, Shakespeare and Co, Ari O’Rotti and Pampangenos Restaurant in district 3 and 4.

Quite a few petrol pumps can be found in the area. These are normally found with a few fast-food chains such as McDonald’s, KFC, Burger King and more.

Stretched across a massive area of 106 hectares, Al Mamzar Beach is located on a straight drive of 15-minutes. It is one of the best public beaches in Dubai. There are various facilities offered at this beach such as rental beach cabins, barbeque areas and rental sun loungers with umbrellas. Besides that, this beach near Muhaisnah includes private chalets, dressing rooms, prayer rooms and shower areas that provide convenience to the visitors. Furthermore, there are food kiosks and snack houses located at very short intervals for quick beach refreshments. If you are into musical shows and events, then the amphitheatre in Al Mamzar Beach might have something on display for your entertainment.

Dubai Festival City Mall is a must-visit destination that offers a world-class retail adventure. The mall is home to IKEA, a flagship Zara store and Robinsons – the largest luxury department store. That’s not all as visitors can have an all-encompassing entertainment experience by being part of various events and activities that take place there. IMAGINE Dubai, Fabyland and BOUNCE-X are a few entertainment options available in the mall. Residents can also enjoy an evening stroll or an energetic run at Muhaisnah Park. It has a grassy area, jogging tracks and tennis courts.

Badminton lovers can engage in their favourite activity at Dubai Sports Hall, which is a badminton court located near 7 A Street. Families looking to spend quality time outdoors can head to one of the three parks in M 1. Adults can take delight in an evening stroll or perhaps enjoy an energetic run on the jogging track that encircles the lake. The landscaped, grassy fields are best for family picnics and there are grounds and courts for people who are football and tennis fanatics.

Salon in the area includes Roots Salons, Riviera Beauty Centre, Bin Faisal Salon, Skyline Salon and Noor Al Nahda Gents Salon. Fitness enthusiasts have a variety of options to choose from, such as Al Arif Body Building, Gold’s Gym Etihad Mall, International Fitness Centre, Body and Soul Health Club, Fitness Junction and Super Gym.

The area provides peaceful living at affordable price points, one thing to consider before moving is that the area is located close to a few industrial areas and the airport. This may cause noise and air pollution and dampen the environment.
