Lua Residences by Swank Development is an off-plan residential project in District 11, Mohammed Bin Rashid City (MBR City), Dubai. It is planned with a selection of 4, 5 and 6-bedroom villas overlooking the lush landscaping, parklands and crystal lagoon. With handovers expected in March 2026, Lua Residences aims to provide a suburban living environment while remaining connected to Dubai's central urban hubs. Named after Capella, the brightest star in the Auriga constellation, these villas are inspired by the concept of twin stars. The twin 4-bedroom residences will have a total area of 3,437.05 sq. ft. Each of the 14 Capella villas will feature a private swimming pool, landscaped garden and an outdoor shower. The design emphasises indoor and outdoor living, focusing on spaciousness and comfort.

Inspired by the southern constellation Ara, the design of these villas will embody the concept of compact luxury. The average covered area of these 5-bedroom villas will be 4,677 sq. ft. Ara Villas are also 14 duplex units with a rooftop terrace. These floor plans include private parking, a pool and water feature, a backyard and side gardens on the main level.

Luna - Medium Villa is a collection of 5-bedroom units set to feature peaceful aesthetics with functional luxury. These 14 units will cover an area of 4,965.76 sq. ft., featuring a backyard and pool deck on the main level while the master bedroom is on the second floor with attached terraces. Like other layouts, Luna floor plans feature additional bedrooms with en-suite bathrooms and a family room on the first level.

Polaris Villas in Lua Residences are named after the North Star. The design of these homes will reflect the idea of guiding toward grandeur and magnificence. These are 6-bedroom residences, each with a spacious area of 7,259.46 sq. ft. These 4 units will have a sunken lounge, entertainment spaces, workspace and majlis in addition to the private pool, landscaped garden and elevator.

Swank Development has yet to announce the payment plan for the Lua Residences project.
