District 3A, Jumeirah Village Triangle

District 3 in Jumeirah Village Triangle (JVT) is made up of villas and townhouses, spread into four sub-districts namely District 3A, District 3B, District 3C and District 3D. District 3A is a residential sub-community offering 2 and 4-bedroom villas. Just like other districts, this community also features lush green parks and provides easy access to Sheikh Mohammed Bin Zayed Road (E311).

Nakheel Properties developed JVT after the success of Jumeirah Village Circle. Featuring a similar village-like infrastructure, Jumeirah Village Triangle is composed of more than 5,000 villas, apartments and townhouses. It is strategically located between Sheikh Mohammed Bin Zayed Road (E311) and First Al Khail Road (E44) on the northern side of Dubai.

Launched in 2016 by Manazel Real Estate, the 52-storey hotel will operate under Accor Hotels. It will have two hotels, one 4-star hotel namely The Mercure Hotel and the 5-star called The Grand Mercure Hotel.

The community mosque in District 2 is the closest mosque near District 3A currently located within walking distance. There is a mosque in District 4 as well that is under development at the moment.

Dubai British School is 8 minutes away in the Jumeirah Park community. Launched in 2015, the school offers education up to secondary level and follows the National Curriculum of England.

Saudi German Hospital is amongst the largest hospital groups in the UAE and its Al Barsha branch is 14 minutes away. Mediclinic Parkview Hospital and 7 Dimensions are reachable within 16 minutes. Mediclinic Parkview Hospital is a 182-bed hospital offering both in-house and outpatient services.

7 Dimensions is a multi-speciality clinic, covering family medicine, derma, skincare, dentistry, sports medicine, physiotherapy and others. There is also veterinary care close to the area called The City Vet Clinic. It has multiple branches in the city, with the JVT one being the closest to District 3A.

District 3B, the other half of the community is located adjacent to District 3A. To the northern side of the community, one will find Springs and Jumeirah Park. Springs is a picturesque villa community with 4,800 houses available in 2, 3 and 4-bedroom configurations. Jumeirah Park is a development of Nakheel Properties and has more than 2,000 villas, available as both leasehold and freehold properties.

Jumeirah Village Circle (JVC) is an immediate neighbour on the east of Jumeirah Village Triangle. It is also a family-friendly community but here you will find a mixture of apartments, townhouses, villas and commercial buildings.

Dubai Production City is a mixed-use development by TECOM and lies on the southern side from JVT. It was formerly known as the International Media Production Zone or IMPZ and it offers both residential and commercial properties.

Springs Souk Dubai is 8 minutes away and boasts of more than 100 shopping stores. Additionally, it has a Carrefour supermarket, restaurants, cafes and a branch of Reel Cinemas.

It is located just off Sheikh Mohammed Bin Zayed Road (E311) in Al Barsha South.

You can reach Mall of the Emirates by driving around 18 minutes. Located in Al Barsha 1, Mall of the Emirates or Emirates Mall is one of the largest malls in the emirate, housing plenty of options for retail therapy, dining and entertainment. Not only is it home to Ski Dubai, which is an indoor ski resort, but the mall has a branch of VOX Cinemas as well as Magic Planet and Dreamscape VR.
