ABOUT THE VILLA COMMUNITY

The Villa is a residential community in Dubailand. It has convenient access to Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Al Ain Road (E22). It was developed by Dubai Properties in alliance with Mazaya. The project was launched in 2005 and took five years to fully mature.

COMMUNITY OVERVIEW

The Villa Dubailand is home to landscaped gardens and pathways, a children’s play area, a park, a nursery, a mosque, a community centre and tennis courts. There is a supermarket, a coffee shop, a pharmacy and a beauty salon.

The Villa in Dubailand has an expansive community which caters excellently to families with lush, landscaped gardens and pathways throughout, a series of children’s play areas and a large park, a nursery, tennis courts, a mosque and a community centre including a supermarket, coffee shop, pharmacy, and beauty salon.

PROPERTIES IN THE VILLA

As the name suggests, the properties around here are big houses comprising 4 to 6 bedrooms with a terrace, parking area, and courtyard. Some have gardens and parks in front of the main gate while some enjoy panoramic views of the community from terraces. These residential units are all surrounded by natural greenery with proper pathways leading to the community centre.

The entire project sprawls over a landscape of 35 million sq. ft. offering villas divided into separate communities according to architectural themes. Strategically arranged in homogenous clusters, houses in The Villa are designed by skilled architects with a well thought-out floor plan aimed at maximizing the living space. Some of these are typically based on the Mediterranean theme set in the Villanova zone while those of Mazaya Villas are unapologetically Spanish with special attention to flooring.

The villa development by Mazaya has 8 different types of floor plans while those developed by Dubai Properties are of 5 different types. Mazaya villas usually have 5 bedrooms and plot sizes that range between 3,600 sq. ft. and 7,100 sq. ft. On the other hand, DP Villas have an abundance of 4-bedroom houses while you may also find some 5-bed and 6-bed units.

Finding a parking space is not an issue here as each villa has a separate parking space in the garage. An entire parking lot is dedicated to the whole housing complex for visitors.

Public Transportation in The Villa

The Villa community lacks a public transportation system at the moment which is why residents travel on their own or via private taxis. If a taxi is booked from the neighbouring locality of Arabian Ranches, it will arrive within a few minutes. The nearest bus station is located in Dubai Academic City and the nearest metro station lies in Business Bay on Sheikh Zayed Road.

AMENITIES, SCHOOLS AND HEALTHCARE

The Villa, with all of its world-class amenities, is a residential retreat everyone wishes to live in when they look for a home in Dubai. The community centre caters to all the needs of the residents whereas, the commercial hub of Dubai is also well-connected via a major road network. If you choose to live here, all basic facilities are easily accessible.

SUPERMARKETS IN THE VILLA

The community centre is self-sufficient with loads of shops and marts. Spinneys supermarket is also located here, preferred for grocery items. It is especially well-known for its bakery section. Another Spinneys supermarket is in Silicon Oasis, just a few blocks away from another supermarket: Choithrams. Also nearby, Thomsun Supermarket sells fresh food items and offers a home delivery service. West Zone Fresh Supermarket and Shua Al Madina are some popular supermarkets in The Villa. If you prefer Carrefour, you will find one available at a 12-minute drive towards Souk Extra in the neighbouring Dubai Silicon Oasis community.

CHURCHES, TEMPLES AND MOSQUES IN THE VILLA

Unfortunately, there aren’t any churches in The Villa. The nearest one is Saint Mary’s Catholic Church about 25 minutes away on Oud Metha Road. However, the Muslim community will find a mosque right in the community centre, known as Masjid Al Aisha Umm Al Mumineen. Others, such as Al Waha Masjid and Falcon City Mosque, are also located nearby within Dubailand. The nearest Hindu temple would be the Shiva Temple in the Bur Dubai district, close to Dubai Museum.

SCHOOLS IN THE VILLA

GEMS First Point School and Repton School are two of the most popular schools in the locality offering a British curriculum from foundation stage to grade 12. Those who wish to send their little ones to a nursery can check out Kids Zone Nursery located within the community. There’s also an art institute named Melodica Music and Dance School that teaches different instruments, dance styles, and music. Moreover, some of the best universities in Dubai Academic City such as Heriot-Watt University, University of Dubai, University of Birmingham Dubai are accessible.

CLINICS AND HOSPITALS IN THE VILLA

Dubai London Clinic and Speciality Hospital are in the Spinneys building in The Villa while Ace Medical Centres, Eupepsia Medical Clinic, Aster Clinic and Medicure Polyclinic are a few more options in nearby localities. A pharmacy is also located next to Spinneys, Super Care Pharmacy. Several branches of this pharmacy are located at short intervals near The Villa.

NEARBY AREAS

The Villa is part of the Dubailand district, leading it to have a central location. Residents can enjoy being in the suburbs of Dubai with the city centre a short commute away. Therefore, it has quite a few key areas around its borders. The Arabian Ranches neighbourhood is its next-door neighbour while the communities of Dubai Silicon Oasis and Al Barari Dubailand are in its northeastern and northwestern regions, respectively. The biggest commercial hub of the city, Business Bay is also a short drive away.

SHOPPING, DINING AND NIGHTLIFE

This fast-developing area is close to central Dubai which means that it has direct access to all the key places and landmarks. Apart from the community centre meeting all the needs of the people, a number of leisure spots and commercial hubs are in proximity. From salons to fitness clubs, parks to family recreation centres, and restaurants to clubs and hotels, there isn’t a thing that’s missing in The Villa.

MALLS IN THE VILLA

Centro Camino Mall is a mini-centre in one of the village circles. It has a supermart, a clinic, a barber shop, a money exchange and a musical instrument outlet. For a nice dose of caffeine, it has Starbucks as well. But there isn’t any shopping mall in the area where you can hang out. For such, you can drive towards Al Ain Road to reach Dubai Outlet Mall which offers a huge range of brand outlets, entertainment activities and plenty of parking options.

RESTAURANTS IN THE VILLA

Foodies get to enjoy quite a lot of options in and out of the community. Oregano serves the best pasta and pizza in town. Its gluten-free menu is also very popular which makes it one of the best pasta spots in Dubai. Eat and Drink Restaurant is located on Al Ain Road and it serves authentic Pakistani and Indian cuisines. Those looking at fast food options will find a drive-through McDonald’s in Wadi Al Safa.

BEACHES NEAR THE VILLA

The Villa and its cascades of lakes, gardens and desert make it a relaxing and rejuvenating area you would hardly want to leave. But for picnics on the beach, you can find Jumeirah Beach at a 30-minute drive away.

LEISURE ACTIVITIES AND NOTABLE LANDMARKS

For a more adventurous weekend, it is recommended that you head out towards Dubai Mall, Dragon Mart, Arabian Ranches Golf Club or Dubai Miracle Garden – all reachable within a few minutes. Al Habtoor Polo Resort and Club, located nearby, also has a tennis academy and an equestrian centre.

OUTDOOR ACTIVITIES, FITNESS AND BEAUTY

While living in The Villa, you always have something to do every day. The courtyards and community parks are its key highlights. There are about 3 big courtyards in 3 of the sub-communities, one in The Centro and another in Hacienda. A community park with swings and rides is adored by kids who live here. Another park is built next to Aldea Gate and one more is in Mazaya. So you can expect lots of jogging tracks, BBQ parties, mini picnics and family gatherings. The Aldea has a sports club known as UAE Sports Academy while other fitness clubs include Nitro Gym in Apricot Towers and Fitt High-Performance Centre located in Palace Towers.

Plenty of beauty salons have been built inside the community, such as Fabulicious Ladies Salon, Refinery Beauty Lounge and Loteria Beauty Lounge. Tips and Toes and The Iridium Spa are some of the most favourite places to relax and unwind.

COMMUNITY EVENTS

Currently, The Villa does not host any community events but if you fancy one, then you must prepare to drive all the way to Global Village as several food festivals, cultural shows, concerts and many more events are celebrated there. Some national holiday events can be attended in the Arabian Ranches as well.

However, if you are looking to socialize there are a few Facebook groups you can join. For communal events, there is The Villa Dubailand and The Villa Community. The Villa Mums is another popular group for the area, it is limited to ladies only.

THINGS TO CONSIDER

The Villa in Dubai is a bit away from the hustle and bustle of city life but is closely connected to all the key areas, including the commercial hubs. People working in Business Bay may find it more convenient to build a home for their family in The Villa as the prices here are competitive and it’s easy to travel back and forth between the two localities.
