Al Zubair, Sharjah

Al Zubair district in the emirate of Sharjah is a recently developed area. This community is dominated by villas, mostly consisting of residential plots. Al Zubair occupies a space in the inner city, enveloped by many well-established residential communities, including Al Yasmeen, Al Helio and Al Rashidiya. The community connects to the other areas via Emirates Road E611 and Umm Al Quwain – Al Shuwaib Road.

The community is recently developed so one can expect a lot of construction and empty plots on the side, but also some shiny new villas. Residents will find sufficient number of facilities in the area and in the bordering areas, since they are more developed. You can take advantage of the empty spaces, and use it for outdoorsy sports like football and a cricket match. The developed part of the community features beautiful lawns, greenery and paved walkways where families can enjoy a relaxing evening.

The community is relatively new which means many newly developed villas are available for sale, as well as some residential plots are also up for grabs.

Properties in Al Zubair are only available for sale. Al Zubair area offers large residential plots built on 5,500 sq. ft. of land up to 8,500 sq. ft. The prices of these plots lie between AED 413k to AED 600k, depending on the space of the land. You will also find some newly built villas in the area. A typical 3-bed villa is built on 2,500 sq. ft. of land, with an average price of AED 1M. The competition for prices is expected to rise once the community is more developed and features a list of brand new villas.

According to Bayut’s statistics, the most popular community in Al Zubair for buying residential plots is Al Zubair Orchards. The sub-community is home to a few farms and Al Zubair Animal Care centre. It mainly features large-sized residential plots, which can also be ideal for farming and poultry purposes.

Parking spaces in Al Zubair villas is sufficient to accommodate up to 2 large vehicles. However, if you plan to buy and build the plot yourself you have the liberty to add as much garage space as you like in the villa. Street parking is available for visitors.

Currently, there are no bus stops in the area. If you are a public transport user, you can head to the nearest bus stop, which is Humaidiya Park Bus Stop, 12 minutes away. Other than that, you can rely on online cabs for public transportation in the Al Zubair area.

Supermarkets in Al Zubair are located towards the Emirates Roads. A few of the popular ones include Al Jawharat Al Madina, Jasur Al Falah Grocery, Madinat Al Zubair Supermarket, Nibras Al Madina Supermarket and Raqi Supermarket. There is also Abu Yaseen Supermarket on Umm Al Quwain Road, you can spot it while heading towards Al Rashidiya community.

Residents of Al Zubair will find plenty of mosques in the area. However, these are not located centrally, rather towards the main roads and streets. You will find Shinuf Masjed, Masjid Marhoom Ameen Shareef and Abu Qutada Bin Rube’i Mosque towards the southern side of the community. Masjid Al Tabeen is located towards the Umm Al Quwain Road and a bunch of mosques are built towards the Emirates Road.

The churches are located at a distance of 20 to 21-minute drive, making Our Lady Of Arabia church the nearest one.

For the Hindu community, India Sangatadham Gigaso temple is located at a 20-minute drive in the Al Saja Industrial Suburb, Sharjah.

There are some reputable schools near the area. The International School of Choueifat is located 18 minutes away. There is The Elite American Private School closeby, 19 minutes away from the area. You will find Woodlem Park School in Al Jurf community, at a 23-minute drive. Pamir Private School Sharjah takes 24 minutes of driving distance to reach from Al Zubair.

Some higher education options include Al Watan University, Jamia Umm Al Quwain and City university College of Ajman, all within the 30-minute driving radius.

Medical clinics are located in the neighbouring area, Sajaa Sharjah. You will find Dar Al Reem Medical Center, Al Azhar Medical Clinic, Al Qasimiah Medical Center and Al Mossa Private Medical Center. These clinics provide assistance and aid in emergency situations.

For a general hospital visit, it will require a 30-minute drive to reach. Royal Hospital is on Al Dhaid Road E88 while Saudi German Hospital in Al Tallah 2 community is a 28-minute drive away, via Sheikh Mohammed Bin Zayed Road.

Al Zubair occupies an ideal location in Sharjah, directly connected to major highways such as Emirates Road and Umm Al Quwain Road. It also borders with well established residential and industrial areas in the emirate. Al Saja Industrial Oasis is located towards the south side of the area. To Al Zubair’s east, there is Al Helio, while on the north-west side lies Al Rashidiya in Umm Al Quwain.

Sharjah Cooperative Society is one of the popular malls of Sharjah located near Al Zubair. It is a hypermarket plus mall, featuring shopping brands, dining areas. There is also a pharmacy in the mall which is open 24-hours.

There is no shortage of restaurants near Al Zubair. You will find plenty of casual dining options in the neighbouring areas, including Kookh al Shay, Al Mahara Restaurant, Al Falafel Al Fakhira, Qalat Adan Mandi, Reef Al Shami Restaurant and Al Tamer Restaurant. Mostly these restaurants serve popular Arabian Middle Eastern dish Mandi, including traditional Indian and Pakistani food items.

Beaches are located towards the Ajman Free Zone. The closest one is Mangrove Beach. The beach is open to the public however, not very suitable for a swim. You can visit the place to relax and stop for bird-watching. One can spot unique birds like laughing doves and larks.

Other beaches you can visit nearby are Umm Al Quwain Beach and Al Hamriya Public Beach. At these beaches, you can enjoy a swim, sunbathe on the sands or play beach-side sports.

The nearby tourist attractions and entertainment spots include Sharjah National Park and Sharjah Desert Park. The Sharjah Zoo Safari is located on Al Dhaid Road. It is also known as Arabia’s Wildlife Center. Another popular location is Al Tallah Camel Racecourse, which is at a distance of 27 minutes from Al Zubair.

The community features Al Zubair Public Park, open to all residents and visitors. The park boasts striking green belts, which are ideal to enjoy evenings and mornings amidst nature. You can also enjoy a stroll with pets or a morning/ evening jog on the walkways. There is also a cricket ground in the Al Zubair Park where sports lovers of the community can go and have a thrilling game of cricket.

Some fitness options near Al Zubair include Al Qasr Al Qadhi Fitness Gym and Alriffa Fitness Center. One will find many gents’ hair salons in the area including Saloon Abdul Ghani, Mohammed Tariq Gents Salon, Bab Al Khair Gents Salon and Al Dhaw Al Muneer Gents Salon. Ladies can visit Aliza Beauty Salon and Retan Beauty Salon in the nearby areas.

Al Zubair in Sharjah offers new villas up for grabs. These come with modern layouts, cheap prices and high-end amenities. You may find many residential plots ready for sale, on low prices. So if you are thinking of moving to the area, here are few things you need to consider. The community is still under development so there will be a lot of deserted areas or under construction sites. Al Zubair is situated in Sharjah, but it is quite close to Ajman and Umm Al Quwain emirates. The area shares the border with Emirates Road and Umm Al Quwain Road – Al Shuwaib Road.
