Al Tiwayya, also known as Al Towayya is a bustling neighbourhood nestled along the northern side of Al Ain, approximately 120 km away from the capital emirate, Abu Dhabi. Al Tiwayya mainly features independent houses including lavish and spacious villa properties as well as low-rise apartment buildings. The area is also home to Hazza Bin Zayed Stadium.

Hamdan Bin Mohammad Street, Mohammad Bin Zayed The First Street and Hazza Ibn Sultan Street are the three two-way roads bordering the area from East, West and South while the Northern side of Al Tiwayya is mostly barren. Residents get easy access to one of the prominent throughways, Tahnoun Bin Mohammad Al Nahyan Road, which passes through the community and later connects to Airport Street and Al Ain Road (E22). Due to its quick connectivity to the neighbouring districts and cities, commuting to and from Al Tiwayya is hassle-free and time-saving.
