Al Qusais

Al Qusais is one of the oldest districts in Dubai. Towards the north, the area shares borders with Al Nahda, Muhaisnah 3 and Al Qusais Industrial Area. On the east, there is Hor Al Anz. Al Twar community lies to the south of the area. It offers close proximity to Dubai International Airport, Dubai Airport Freezone (DAFZA) and Port Saeed.

Similar to other older parts of Dubai, Al Qusais is also a culturally rich area. It features many commercial properties such as warehouses, offices as well as residential apartments.

Lying towards the north of Dubai Creek and to the south of Sharjah-Dubai border, this neighbourhood is home to the city’s largest industrial development, Al Qusais Industrial Area. It is also one of the most sought-after communities when it comes to renting affordable residential properties in the northern region of the emirate.

The neighbourhood is split into two main sub-communities – Al Qusais Residential Area and Al Qusais Industrial Area. These sub-communities are further segmented into various zones. Al Qusais Industrial Area is located along the Dubai-Sharjah border.

The community is feasible for living a convenient life at a reasonable cost. Amenities such as schools, parks, hospitals and banks are accessible within walking distance. Public transport is accessible for a fast commute. Residents can also find plenty of reasonably priced restaurants and fast food outlets nearby. You can mainly find expats, families and working professionals living in the area.

In Al Qusais Residential Area, many low-rise apartment buildings dominate the community but there are a few mid-rise apartment buildings as well. These are mostly newly constructed and offer many more amenities compared to the older buildings.

Unlike other areas in old Dubai, the properties in Al Qusais are located on wide streets with enough parking space for its residents. This ensures that the residential area doesn’t appear congested and is easy to navigate through.

Closer to Al Ittihad Road (E11), Al Qusais 1 is the most popular area in the master community. It consists of a few schools, it is also known to house automotive training institutes such as Dubai Driving Centre and Emirates Driving Institute.

The residential properties for sale in Al Qusais include a few residential plots and apartments. You can buy apartments in Al Qusais at a price range of AED 420k and AED 950k per annum.

Residential plots for sale in Al Qusais are available at a price of AED 12.5M. On the other hand, a residential building for sale is priced at AED 19M.

As for commercial properties, the sale price for warehouses in Al Qusais range between AED 2.2M and AED 10.6M. You can also buy commercial plots in Al Qusais at AED 49M. A factory unit for sale in Al Qusais cost AED 9.5M.

It is one of the top Hilton hotels in Dubai, accessible at a 5-minute driving distance.

TIME Grand Plaza Hotel is a 4-star accommodation located close to Dubai International Airport Terminals 1, 2 and 3.  It offers a collection of well-appointed rooms available in the deluxe room, deluxe twin room, Executive Room King bed and Executive Room Twin bed. Junior and Executive suites are suitable for business guests or family vacation. It is accessible at a 6-minute drive by car.

At the 6-minute driving distance, you can access the Fortune Classic Hotel Apartments. Fortune Plaza Hotel is located at an 8-minute drive.

As discussed earlier, the community is also well-designed in terms of streets and parking spaces. Parking spaces are provided for tenants of the apartment buildings while visitors will have to rely on street parking.

The community also excels in the convenience aspect of public transportation. The area is also known to contain five stations of the Green Line – one of the major lines for the Dubai Metro. The metro stations in this development include Stadium, Al Nahda, DAFZA, Al Qusais and Etisalat. The Roads and Transport Authority (RTA) has also established an extensive bus network that services the rest of the area not covered by the metro.

Taxis are found without much difficulty. However, public transportation in Al Qusais can be an issue if you are not living on the main road. But one can always order one to your location through the RTA app, or luxury taxi apps such as Careem and Uber.

You will find many supermarkets and grocery stores all across the community. Those residing in the area can visit Al Maya Supermarket, Sunrise City Supermarket and Hayat Al Madina Supermarket, just to name a few.

Next to the Stadium metro station is the massive Lulu Hypermarket. It is spread over two storeys and features its own food court, textile market and other retail stores in the hypermarket.

There are a couple of churches near Al Qusais such as the Winners Chapel International Dubai in Al Garhoud and The International Baptist Church is another facility located in Al Nahda, easily accessible for residents living in the industrial area.

Mosques in Al Qusais are easily sighted all over the community, some of which include Al Noor Mosque Dubai, Masjid Al Ansar, Al Islah Mosque, Burhani Masjid and Salama Bint Ali Ahli Masjid.

Swaminarayan Mandir Vasna Sanstha is located in Al Qusais 2. Other Hindu temples in Bur Dubai are the Shiva Temple, ShrinathJi Temple and Shiridi Sai Baba Mandir in the Al Fahidi area, a 24-minute drive away.

Nursery options for children are located in the neighbouring Al Twar community, such as Deira Montessori Nursery, World Nursery and British Orchard Nursery.

While there are not many schools in Al Qusais industrial area, the residential area has some of the best schools in Al Qusais.

Those following the UK curriculum are Apple International School, The Westminster School and Dubai Scholars Private School in Al Qusais 1.

Popular Indian schools include The Millennium School and Bilva Indian School.

Higher education options can be found in Dubai International Academic City, roughly 22 minutes away. Otherwise, there are other universities and institutes in Dubai Knowledge Park which require a longer 30-minute drive.

Offering various healthcare services, there are several hospitals in Al Qusais. For dental issues, one could go to the Sparkle Dental Care, Dental Clinic or Dentamax Clinic. For general ailments, residents can visit Thumbay Hospital, Aster Clinic, Medicure Poly Clinic, Al Rahif Medical Clinic, Zulekha Hospital and Grand Infinity Medical Centre.

Aster Specialist Clinic for Orthopaedics and Physiotherapy focuses on musculoskeletal issues. A medical facility for pets is also present, which is the Zooland Veterinary Clinic. Other healthcare centres nearby include Ayuvedic Rehabilitation Centre and Ayurcare Ayurvedic Wellness Centre.

The residential areas of the neighbourhood are located closer to the city and border Al Twar and Muhaisnah. Al Qusais Industrial Area borders the emirate of Sharjah and the Al Nahda Dubai community. Al Nahda is home to various recreational and commercial locations such as Al Nahda Pond Park, NMC Specialty Hospital and Sahara Centre.

For the convenience of residents, several small and large retail stores are present in the neighbourhood. Situated along Al Ittihad Road in the western corner of Al Qusais Residential Area, Al Mulla Plaza is one of the first shopping centres established in Dubai and is also considered a regional landmark. It contains retail outlets, jewellery stores, stalls and a family dining area.

Just across Beirut Street in the neighbouring Muhaisnah community, Madina Mall is in close proximity to Al Qusais. Apart from a few leading retailers like Redtag, Carrefour and Pan Emirates, the shopping complex also has a play area for kids, beauty salons and a food court.

The community is packed with eateries offering distinctive flavours from the subcontinent. Some of these include Grill Hut Restaurant, Amrutha Restaurant, Al Zad Restaurant, Hill Palace Restaurant, Bangalore Empire Restaurant, China Wok Restaurant, Karachi Darbar Restaurant and Delhi Restaurant. Few chains of popular fast-food restaurants in Al Qusais include KFC, McDonald’s, Burger King and Pizza Hut.

Those looking for licensed options will have to travel to Garhoud. Here there are many bars, pubs and lounges such as Irish Village, Warehouse, McGettigan’s and more.

Located on the western coast of Dubai and Sharjah, the development of Al Mamzar has many beachfront attractions and is closest to Al Qusais. Beautifully landscaped with acres of green fields and sandy stretches, Al Mamzar Beach Park has a fabulous backdrop of over 300 coconut trees, 1,600 palm trees and 6,000 other kinds of vegetation.

Dubbed as the ‘smart park’, Al Mamzar Beach Park has recently been integrated with innovative technologies to enhance the leisure and enjoyment experience of its visitors. For instance, to counter the inconvenience of queuing up for tickets, the park includes smart gates that allow a hassle-free entrance with Nol cards issued by the Roads and Transport Authority (RTA). These are also used to board public buses and to use the Dubai Metro stations.

There are also over 10 solar-powered benches, called Smart Palms, which provide free Wi-Fi connection and wireless charging facilities for phones. This wonderful destination also includes 25 picnic areas with barbeque arrangements, air-conditioned cabanas, snack bars, swimming pools and bike and water sports rentals.

Bordered along Baghdad Street in the eastern zone of the master community, Al Qusais Pond Park is the closest outdoor attraction for people living in the neighbourhood. Though it is a local community park, it is known to draw visitors from different neighbourhoods. This family-friendly leisure spot has a large pond and other amenities such as a two-kilometre long and three-metre wide jogging track, courts for different sports and a cafeteria.

Apart from Al Qusais Pond Park, there are a couple of parks located in Al Qusais 1 and Al Qusais 2 residential areas – one is near Masjid Al Ansar mosque and the other behind Damascus Street.

Al Ahli Horse Riding Club is located at Amman Street, opposite LuLu Center – Dubai. It is one of the horse riding places in Dubai that provide various kinds of training such as Pony Riding, Horsemanship, General Riding and Showjumping.

Established between Al Mulla Plaza and Lulu Hypermarket on Al Nahda Street, a large sports facility called Shabab Al-Ahli Club allows visitors to indulge in multiple activities such as cycling, table tennis, volleyball, basketball and football. It is one of the top football clubs in Dubai, also known as The Red Knights.

For beauty treatments, ladies living in Al Qusais have a plethora of options to choose from. Panache Beauty Salon, Blush and Curls Ladies Salon and Spa and Miracle Lounge are the beauty centres accessible for the community’s Residential Area residents. Those living in the industrial area have options such as Style Station Ladies Beauty Salon, Splash Beauty Salon and Spectrum Ladies Salon.

Gym facilities in Al Qusais are numerous too, such as Day Dome Fitness Centre, Powerzone Fitness Centre, Body and Soul Health Club, and Just Fitness.

Those looking for large properties such as villas to live in will have a tough time. This is because Al Qusais mostly provides flat accommodations for singles, small and medium families. The area is also at a significant distance from communities based in ‘new’ Dubai, such as Dubailand and Palm Jumeirah. Since a large portion of it is industrialised, people who prefer living in quieter communities may want to think twice before settling in Al Qusais.
