Al Oyoun Village lies on the outskirts of Al Ain, around five kilometres away from the Oman – UAE border. It is an upscale neighbourhood in Sanaiya district which is an industrial area that lies between the rocky areas of Al Wutah and Military Zone. The community is also close to the northern edge of Al Nagfa Mountain.

Designed for families, Al Oyoun Village is a planned residential community that has 148 properties. These properties include townhouses, detached villas and semi-detached houses that feature 3 to 5-bedroom layouts. The community wraps around the central clubhouse which includes large outdoor swimming pools, sports facilities and a health club. The health club includes a well-equipped gym, Jacuzzi, sauna and steam room. The sports facilities include two tennis courts and a squash court. There is also a multi-purpose hall and a playground.
Lined with pocket gardens and trees, multiple pathways snake their ways around the houses. There aren’t a lot of commercial facilities but the ones which are present are restaurants.
Residential properties in Al Oyoun Village have taken inspiration from traditional Arabian architecture but one can also notice hints of modern design. These houses feature 3 to 5 bedrooms and come in three styles: townhouse, semi-detached and detached properties. Houses in Al Oyoun Village are further categorised into three types: Type A, Type B and Type C.
Type A houses are positioned around the community’s central recreational area. There are 16 units of Villa Type A. Type B houses are dotted throughout the community and their total count is 128. Villa Type C units consist of a limited number of four properties. Villa Type C units are present in each corner of the community. A few of these Al Oyoun Village houses are available for rent.
Villa Type A features a 4-bed layout and covers around 3,875 sq. ft. of space. The bedrooms and other areas of the houses are divided between two floors. Bedrooms that are on the ground floor include walk-in closets. However, each of the 4 bedrooms has its own attached bathroom. The large living has a unique octagonal layout and overlooks the private garden.
Built over an area of around 2,637 sq. ft., Villa Type B includes 3 bedrooms and two bathrooms. The architecture of these houses feature arches, decorative main doors and protruding wooden beams. The outdoor space includes a terrace, private garden and car porch. A spacious shared living/dining area that has large windows overlook the garden. You can rent a 3-bed villa in Al Oyoun Village for the average price of AED 105k per year.
The most exclusive, Villa Type C boasts 5 bedrooms that are spread over an area of 6458 sq. ft. Every bedroom includes a walk-in closet and an en-suite bathroom. The master bedroom has an additional private sitting area as well as access to a balcony and garden. Its outdoor space includes a private swimming pool and an expansive pool deck. The kitchen area is divided into three parts: warming kitchen, service area and a storeroom.
Although Khalid Bin Sultan Street and Hessa Bint Mohammed Street are busy roads, transportation near Al Oyoun Village isn’t too complicated. The main entrance of the community has separate exits and entrances that directly lead to or from Khalid Bin Sultan Street.
Parking spaces in Al Oyoun Village for residents are private and sheltered. Visitors will need the details of the resident they are visiting. They can then park their car on the space outside the house.
There are plenty of supermarkets near Al Oyoun Village. The most popular, Carrefour, is located just beside the community in Remal Mall. There is a LuLu Hypermarket as well just around the corner. Other grocery stores are also present in the lane behind the community, easily accessible from the community’s rear gate.
Al Ain Club Mosque is located in front of the community, just beside the football club. Other mosques near Al Oyoun Village are located along Khalid Bin Sultan Street. Some of these are Sheikha Salamah Mosque Al Jahili, Hamala Mosque and Utbah Bin Rabeah Masjid.
As for other places of worship, the community has proximity to multiple churches. These churches near Al Oyoun Village include Nepali Church Al Ain, Zion Church of God AlAin, St. Mary’s Catholic Church Al Ain and Al Ain Evangelical Church.
There are no temples near Al Oyoun Village nor in the emirate itself. There is a temple planned in Abu Dhabi but it is under construction. Residents will have to travel to Dubai to visit the Hindu temples.
In terms of education, Al Oyoun Village has a good advantage as it is close to numerous institutes.
Schools near Al Oyoun Village include International Private School, Future International School, Al Ain Primary and Secondary School and a few local public schools.
United Arab Emirates University (UAEU) is the nearest institute that provides higher education and is present in the block next to the community. The Al Ain University of Science and Technology is another option, located 15 minutes away.
There are several well-reputed clinics and hospitals near Al Oyoun Village. A large complex of Oasis Hospital is just around the corner. Apart from the general care wing, it also contains the Oasis Hospital Physiotherapy branch as well as Oasis Hospital Housing. Other nearby medical facilities include Bin Sulaiman Medical Centre and NMC Medical Centre Al Wadi.
Residents can get their prescriptions from either Parapharma, Al Manara Pharmacy or Docib Lulu Al Ain Pharmacy.
Al Ruwaydat or Military Zone is located towards the southeast. It is mainly a desert area but it is known to house one of the UAE’s military bases.
Located a 10-minute drive away, Al Jahili is a large neighbourhood and one of the cultural districts of Al Ain. The main highlights of the area include Al Jahili Fort, Jahili Public Park and the 5-star hotel called Al Ain Rotana.
There is an impressive list of malls in Al Ain. Al Remal Mall is among the newest retail destinations in Al Ain that lies adjacent to Al Oyoun Village. It is a six-floor retail complex that has been designed with a hint of traditional Arabian architecture. There are two levels of car parking in the basement with a total capacity of up to 1,200 cars. Al Remal Mall features 175 outlets and houses many Emirati as well as international brands. Apart from the retail section, it has a fitness centre, a food court and an indoor amusement centre called Bounce. Al Remal Mall will soon launch a 7-screen cinema.
Other malls near Al Oyoun Village that are located at a driving distance of no more than 15 minutes are Al Ain Mall and Welcome Shopping Mall.
When it comes to restaurants in Al Oyoun Village, there isn’t much variety since it is a residential area. Residents, however, can visit the adjacent Remal Mall and dine at one of the eateries in the food court. La Brioche offers a selection of breakfast items, baked dishes as well as desserts. For Middle Eastern cuisine, one can dine at Dalma Restaurant.
There are many cafes and tea houses in the Remal Mall. Some of these include Cinnabon, Amor Caffe, Caravan Café & Shisha, also known as Caravan, Monalisa Café and Rosie Lee’s Tea Shop.
Since Al Ain is an inland oasis, there are no beaches near Al Oyoun Village. Many Al Ain citizens travel to cities such as Dubai and Abu Dhabi to spend their weekends or holidays on a waterfront tourist destination. Al Ain has many oases that are popular with residents. The city is also known for its green spaces which are abundantly found.
Al Ain is a cultural haven. There are a lot of places to visit for someone who has a deep interest in learning about early civilisations and culture. For instance, the Al Ain National Museum exhibits traditional garments, jewellery and other everyday objects in the ethnographic section. The archaeological section showcases several artefacts that date back to Stone Age.
Al Ain Palace Museum is the former royal residence of the first ruler of the UAE, His Highness Sheikh Zayed Bin Sultan Al Nahyan, and his family. It can be accessed in just 10 minutes by taking Hessa bint Mohamed Street.
Al Ain Zoo is located 10 minutes away and is a popular attraction for visitors of all ages. Movie fans can visit one of the two movie theatres situated in the neighbourhood across Khalid Bin Sultan Street.
There are plenty of landscaped areas close to the community where residents can spend time outdoors. A few parks near Al Oyoun Village include Jahili Public Park and Al Wadi Park. There is also Falaj Hazaa Park for Women and Children.
A majority of fitness centres are located on Zayed Bin Sultan Street, on a 7-minute drive away from the community. There are many salons and spas in a short distance from Al Oyoun Village. Some of these facilities include Cryo Energy Plus, Polished Luxury Spa, EuroAsian Hair and Beauty Salon and Batavia Beauty Center.
The clubhouse of Al Oyoun Village is a meeting place for residents. This social hub is also where various community events take place. From Halloween parties to National Day celebrations, there is always something marked in the calendar that residents look forward to.
Al Oyoun Village is a peaceful residential area. It is one of the most sought-after areas to live in Al Ain for families. There are not many issues that residents face except for the limited parking spaces for visitors. This issue may only arise when there is a large gathering.
