The small, cosy, and well-established community features luxurious villas as well as tall apartment blocks. Back in 1986, there were only two villas, and the rest was just sand. The residential community consists of both UAE Nationals and expats. It is a quiet and peaceful district generally preferred by families. The area is in close proximity to schools, hospitals and other amenities. Moreover, its strategic location brings it closer to key areas in Dubai as well as the neighbouring emirate. Al Mamzar Dubai is basically two small neighbourhoods of huge villas and apartments. No matter where you are, you will be somewhere near the beach. Amidst clusters of high-rise towers lying close to the beach and parks, The Square has evolved into a sought-after address over the years. It is a mixed-use building developed by Omniyat composed of nine towers out of which one is commercial and the rest boast residential apartments ranging from studios to 3-bed units. The commercial tower has 180 rooms of the famous Movenpick Hotel and a big retail space of around 5,402 sq. m. Asking prices for rental apartments in The Square start from AED 28k.

Al Mamzar Tower is another preferred complex having two 22-storey residential and commercial buildings. These towers are also known as Al Mamzar Twin Towers. Both projects boast impeccable security systems, covered parking, a gym, a swimming pool and family recreational facilities.

Moreover, Al Mamzar Front is one of the most iconic projects by Meeras, a leading real estate developer in Dubai. Aimed to target the investors interested in building custom homes, the development allows construction of G+1 villas with no service charges. Al Mamzar Front is located on Cairo Road very close to the pristine beaches.

An outlet of West Zone Fresh Supermarket is also nearby and is popular for its Indian, Pakistani and Filipino products. The nearest Carrefour Hypermarket is in Century Mall within the community. The community has several mosques for residents and visitors alike. Popular mosques in Al Mamzar, Dubai include Bin Dalmok Mosque, Al Mamzar Masjid and Bin Dhaboy Mosque. There are no churches so those who wish to visit must drive to the Oud Metha area to visit Saint Mary’s Catholic Church. Similarly, Hindu residents will have to drive to Bur Dubai, roughly 17 minutes away, to visit Shiva Temple.

There is a private school in Al Mamzar known as Al Ittihad Private School. It is one of the oldest and most notable Islamic schools in Dubai. The institute follows the American curriculum from pre-primary to Grade 12. Sabari Indian School offers the Indian syllabus and is located in the neighbouring Al Waheda district. Further, Queen International School is a reputable school just 8 minutes away. It offers the British module of education from KG1 to Grade 12.

Higher education students will find that the university hubs of Dubai International Academic City and University City, Sharjah are both located 25 minutes away from the community. They will find many internationally acclaimed and accredited universities there.

While there is no private hospital in Al Mamzar, Dubai, one can conveniently find a few medical clinics. One of these facilities includes Seniors’ Happiness Centre. The closest hospital would be Dubai Hospital near Corniche Deira and Oriana Hospital near Al Khan in Sharjah. Both of these options are 10 minutes away in opposite directions.

Al Mamzar is strategically connected to the key districts of Dubai via a wide network of main roads. Residents have quick access to one of the major highways in the UAE, Sheikh Zayed Road E11 that further connects to Sharjah. This development lies close to Deira and residential communities in both Dubai and Sharjah. These include Hor Al Anz East and Al Nahda in Dubai, and Al Taawun and Al Khan in Sharjah. Moreover, Abu Hail and Al Waheda are immediate neighbours.

Al Mamzar is home to one of the most family-favourite attractions in the city. Walking down the lavish green beach park, one can grab a cup of tea from Filli café or classic shawarma from Al Mallah Restaurant. This beachfront park is undoubtedly one of the best places to walk in Dubai with a family-friendly and relaxing ambience. Other landmarks nearby include the Dubai International Bowling Centre, Hor Al Anz Library and Ahdaaf Sports Club.

More interestingly, the Dubai Municipality has introduced beach library project for the bookworms and Al Mamzar residents are lucky. They can directly access one of the top public libraries in Dubai set up on the shores of Al Mamzar Beach.

The best-known park in the area is Al Mamzar Beach Park. There are many children’s playgrounds, bicycle tracks, jogging tracks and chalets can also be rented. There is space for barbecuing, playing volleyball and even a few water sport activities. In fact, here you find the best public BBQ area in Dubai. It is a great spot for those looking to get some exercise outdoors.

Also, those fond of rollerskating in Dubai can also directly hit the dedicated skating area in the beach park. There is a huge ramp open throughout the week but you may have to check for the timings as it is quite crowded during weekends.

Living in Al Mamzar is peaceful and vibrant at the same time. While the streets aren’t as busy as some of the other areas in Dubai, the residential communities closer to Al Mamzar Beach are well-knit and can often be seen celebrating events together. Many music, food and outdoor festivals are held near the beach and in the park open to the public. In fact, a few fitness events also occur near Al Mamzar Beach.

Al Mamzar, Dubai is a small town known for its high percentage of Emirati population. It is a quiet and serene beach-view development where you won’t find much call to stroll outside. However, due to less construction on the sea-front side, residents of Al Mamzar get to enjoy panoramic views of the shallow waters and can attend the friendliest beach events. One thing to consider would be that there might be some traffic leading to Sharjah during peak hours.
