However, the location might not be the best fit for people who like short commutes since Alghadeer is slightly away from key districts of both emirates.

Exhibiting an eco-friendly community, Alghadeer Village will have a multi-purpose farm, called Harvest. The recreational centre of Harvest will have five unique blocks with amenities like no other. The Field at Harvest is a series of mini agricultural lands for rent available for people who like to grow crops on their own. Second, The Market is the retail centre that will enable residents to buy freshly grown organic produce. The Shed is a trading centre offering all kinds of farming tools and equipment while The Hub is an F&B outlet where residents can purchase locally produced food items. Last on the list is The Studio, a training centre that will host workshops and awareness programs on sustainability and personal farming.
Alghadeer community is a growing neighbourhood on the outskirts of Abu Dhabi. Earlier, the project had a limited number of residences around 2,000 units. Later, due to increasing demand, the developer, Aldar, announced an extension into the existing Al Ghadeer community and renamed the residential area Alghadeer.
The extended Alghadeer Abu Dhabi project has around 14,408 residential properties including 11,785 flats (also known as maisonettes), 449 villas and 2,174 townhouses. A range of amenities are also part of the project, including schools, a hotel, public gardens, health facilities, community swimming pools, equestrian centre, sports areas and community centres.
The mixed-use community of Alghadeer is currently under construction. Out of more than 14,000 planned residences, only 706 were completed in April 2021. This is regarded as Phase 1 of Alghadeer which was started back in 2018. This phase of Alghadeer is often called Al Ghadeer.
Currently, the developer is in the process of building the remaining phases of the project. Phase 2, called Alghadeer Phase 2, which consists of 682 homes, started six months after completing Phase 1. However, the entire project, spanning three or four phases, is expected to be finished in about 15 years.
Alghadeer community is being built with a range of properties for rent and sale. Maisonettes offer studio, 1, 2, and 3-bedroom options. Townhouses come in 2 to 4-bedroom setups, while villas are only in 4-bedroom layouts.
Each residential unit in Maisonettes has a separate entrance and covered parking and offers an adequate number of bedrooms with a bathroom, living area and kitchen. Some units also have a private terrace and garden. The studio unit is approximately 398 sq. ft. Covered spaces for 1-bedroom units range from 592 sq. ft. to 732 sq. ft. 2-bedroom units have covered spaces between 915 sq. ft. and 1,054 sq. ft., while 3-bedroom units have a gross area of 1,141 sq. ft.
Townhouses in Alghadeer have two floors. The covered area for 2-bedroom townhouses is approximately 1,345 sq. ft., while for 3-bedroom townhouses, it ranges from 1,636 sq. ft. to 1,668 sq. ft. The ground floor features covered parking, a private terrace and garden area, an ensuite maid’s room and a powder room in addition to a living room and kitchen. All bedrooms with bathrooms are located on the first floor.
The 4-bed independent villas in Alghadeer Village are built over two floors. The gross covered area is about 2,217 sq. ft. These homes feature four bedrooms and three bathrooms on the upper level while the lower level possesses all the other living spaces along with an ensuite maid’s accommodation.

It was announced that Alghadeer Abu Dhabi will be home to the first supersonic transport after the deal was finalised between Aldar and US-based Hyperloop Transportation Technologies. It is a frictionless technology that allows passengers to reach speeds of 1,200 kph. Once ready, travellers will enjoy an easy commute to Dubai and Abu Dhabi at nominal charges. Till then, it is recommended to use a taxi or private vehicle as Alghadeer is located at a significant distance from the central areas of Dubai and Abu Dhabi.
This suburban area of Abu Dhabi is a residential gem slowly catching up with the demand among the locals and expats. This is because Aldar offers world-class amenities along with several new projects including educational institutes, clinics and hospitals.
This self-sufficient community has a vast commercial space dedicated to retail outlets. For now, there is a community supermarket in Alghadeer Village known as Wheatfields, where residents shop for daily items.
Just like any other residential area of the United Arab Emirates, there is a community mosque known as Al Ghadeer Masjid. There aren’t any churches or Hindu temples at the moment but if you want to visit one, you can travel to St. Francis of Assisi Catholic Church and the Gurunanak Darbar Sikh Gurudwara in Jebel Ali, which is approximately half an hour away.
There aren’t many schools in Alghadeer but the community will have a private community school, Al Ghadeer International School in the near future. It will follow the British curriculum and accommodate around 1,500 students. British Oak Montessori Nursery has been set up in the area. Just like the commercial spaces, these schools are also accessible via safe and green walkways.
Gone are the days when residents had to drive to hospitals in another locality. Medicina Pharmacy is newly established within the community offering all kinds of medicines and medical equipment. The developer has also announced a clinic to be a part of the community, once completed. The nearest hospital is the NMC Royal Hospital in Dubai Investment Park, roughly 25 minutes away.
Residents are close to the districts in the neighbouring emirates since the community lies on the border. Nearby areas across Dubai’s border include Downtown Jebel Ali and Dubai South area, the centre of commercial activities. Dubai Waterfront and Dubai National Industries Park are also next-door neighbours of the Alghadeer village community. The Ghantoot area of Abu Dhabi is close by.
There aren’t any shopping malls in Alghadeer at the moment but residents like to visit Ibn Battuta Mall which is 30 minutes away. The Outlet Village is a new shopping avenue at a 20-minute driving distance. If you want to avoid long drives, you can head out to Sapphire Mall in Dubai Industrial City located at a short 10-minute drive.
Restaurants in Alghadeer are still developing. Some friendly neighbourhood coffee shops are already the first go-to place for residents every morning. New Creek Restaurant, Metro Falcon Restaurant, San Marco Restaurant and Maruf Desert Cafeteria are some nearby options for eating out.
Alghadeer is a modern desert oasis that has more parks than beaches. Those planning for a seaside picnic can head out to Banan Beach. If a perfect day out with family involves long drives, a 50-minute drive by car can take you to Saadiyat Beach Club in Saadiyat Island. The public beach in Jumeirah is also a famous picnic spot with a BBQ area and playground.
Residents can choose from a variety of options in both Dubai and Abu Dhabi. Alghadeer is easily accessible from Sheikh Mohammed Bin Zayed Road. Last Exit, a themed food-truck park is located at a short 12-minute drive and Ghantoot Racing and Polo Club is also a popular entertainment destination. Going to the famous landmark in Abu Dhabi, Sheikh Zayed Grand Mosque takes a 50-minute drive while Burj Khalifa in Dubai is accessible within 45 minutes. Dubai Parks and Resorts is also close by. It features three different theme parks, Legoland, Motiongate and Bollywood Parks Dubai.
There’s hardly any dull day in Alghadeer as the community features leafy walkways and community parks with jogging tracks. It makes residential areas even more family-oriented. Since Alghadeer is still not fully occupied, it doesn’t host community events. Once the residential spaces are all handed over, it looks like it will bloom into a close-knit community sure to celebrate any special occasion with great zeal.
