Ajman Uptown is located alongside one of the main highways of the UAE, Sheikh Mohammed Bin Zayed Road (E311). The community is an upscale master development by Sweet Homes Group. It is a mixed suburban district consisting of large villas and townhouses. There are also numerous apartment buildings currently under construction which will feature a blend of modern residential apartments and commercial units.
Some part of the project is off-plan, in fact, these properties have resulted in improving the overall community’s popularity among real estate investors of Ajman.
This master project is 80% complete, the construction of bridges and walkways are complete. The villas and townhouses are slowly being completed and around 350 units have been handed over. The project will also have a community supermarket, a hospital, a school, a health club and two mosques. Also, residents will soon be able to witness 5-star hotels, a lavish shopping mall, boutique offices, clubs and a fire station in the area.
Uptown Ajman is a gated community with luxurious villas and apartment buildings. Nearby the community to the south is the community of Emirates City which offers apartment living. Al Jurf Industrial is also close by.
Ajman Uptown is envisioned to be an eco-friendly and sustainable community. The street lights will be powered by solar energy and the residential areas will have a recycling and waste management system to provide a sustainable lifestyle to the prospective owners and tenants.
The master project consists of 1,504 deluxe residential units including large villas and townhouses, phase 1 for these have recently been completed. The houses showcase French elements in their architecture and range from 2 to 5-bedroom configurations. A unique feature of these villas in Ajman Uptown is the creative naming of units for differentiation. The 2 and 3-bedrooms are called Erica, while the 4-bedroom villas are distinguished by four designs named as, Acacia, Begonia, Camellia and Dahlia. The most luxurious 5-bedroom villas are known as VIP houses.
The completed residential side mostly consists of villas and townhouses. However, a few mixed residential and commercial towers are also under development, out of which three can be distinguished as of now. Kentia is the first type, it is comprised of 1 and 2-bed apartments and some studio flats. The covered area for these units is around 289 sq. ft. to 1,403 sq. ft.
Ludisia and Jatropha are the other two buildings having larger studio flats, 1-bed, and 2-bed apartments compared to Kentia. The prices for these units are market competitive while construction and amenities are of premium quality.
2-bedroom flats offer the highest ROI in Ajman Uptown of 10.58%. 3-bedroom flats generate about 9.54% return on investment. 4-bed units offer an ROI of about 6.27%.
There is plenty of parking in the area. The soon-to-be-completed apartment buildings will feature dedicated basement parking for residents. Those residing in villas and townhouses have separate parking spaces.
Ajman Uptown will have its own public transportation service once the entire project reaches completion. The proposed shuttles will take residents to the two leisure shopping malls in the UAE, Deira City Centre and Ajman City Centre. Until then, it is recommended to use a car for getting around the town. One can also book a taxi as it is an economical option around here. The closest bus stop from the area would be Humaidiya Park Bus Stop, at a 13-minute driving distance.
Supermarkets in Ajman Uptown are under construction. Ahleam Al Madina Supermarket and Al Hooth Supermarket are in the neighbouring locality of Al Raqaib. They can be accessed within 12 minutes. Plenty of local supermarkets and grocers are located in Al Bahia and Al Jurf, at a short 10-minute drive. Some supermarkets also offer home delivery services. The community will soon have its own grocery store and until then one can visit these supermarkets nearby.
Like any other residential district in the UAE, Uptown Ajman will also feature its communal mosques shortly. Currently, the nearest options are Masjid Al Rehmah and Khalifa Bakhit Matroushi Mosque. There are no churches or temples in Ajman Uptown nor in nearby locations at the moment. A few of them are in Sharjah and Dubai within a drive of 50 minutes.
Popular options are St. Michael’s Catholic Church, Russian Orthodox Church and more in the Al Yarmook district of Sharjah, roughly 30 minutes away by car. The Shiva and Krishna temples in Dubai are 45 minutes away, the Sikh Gurudwara and the Sindhi Gurdarbar are also located here.
There are plenty of nurseries and schools near Ajman Uptown. The plan is to build a community school connected to the residential area via walkways. Until the project is completed, one can consider some reputable options in the neighbouring localities. These include Woodlem Park School which follows the CBSE curriculum and Avalon Heights Private School which follows the British Curriculum. Ajman University is also in proximity, reachable in 18 minutes by car.
Until the developers are ready to launch a community healthcare centre, you can head towards hospitals near Ajman Uptown in the neighbouring emirates. It will be convenient if you have a car as the most preferable options are Sheikh Khalifa General Hospital in Al Jurf which also has a specialized women and children’s wing and Ajman Speciality Hospital. Both options are within a 15-minute drive.
Ajman Uptown neighbours Al Zahya and Al Bahia districts and is close to the residential areas like Hamidiya, Emirates City and Al Raqaib. Driving through Umm Al Quwain, Sharjah and Dubai will be easy for residents as the neighbourhood offers easy access to Sheikh Mohammed Bin Zayed Road. Areas such as Sharjah National Park, Ajman China Mall and Al Tallah Camel Race Course are just a short drive away.
The master plan of the development includes a shopping mall to serve day-to-day needs and provide a family-favourite leisure point. There are small local shopping malls near Ajman Uptown with some renowned fashion outlets and eateries. Ajman China Mall is also 13 minutes away from most of the areas. Ajman City Centre is slightly further away at a distance of 20 minutes.
There are quite a few cafes and restaurants near Ajman Uptown. Popular choices are Lavender Restaurant – an all you can eat buffet, Gazebo Restaurant – a popular Indian restaurant and Qaser Al Jirf – a popular affordable eatery. Al Mahara Cafeteria, Patatello Café and Black Camel Café are some friendly neighbourhood cafes, accessible within a few minutes by car.
The community is surrounded by industrial and residential areas, therefore there are no beaches near Ajman Uptown. The focus is on providing an affordable option to professionals working in the neighbouring localities. Ajman Beach is slightly more than 25 km away and can be reached in about 30 minutes.
Ajman Uptown is all about healthy lifestyle, green spaces and fitness amenities – the major reason you find plenty of landscaped gardens around the community. Kids can play around in community parks and streets as they are secured with gates and guards. There are leafy walkways in front of the villas connecting to shops and other amenities. You will find families strolling in parks while kids ride bikes and enjoy activities in the playground. Some popular parks nearby include Abdul Rahim Garden, Al Hamidiya Park and Helio Park. Apart from the health clubs being built inside the community, a few of the gyms, salons and spas are located close by.
There aren’t any metro or bus stations nearby but the problem will soon be resolved as the project reaches its completion. Apart from the communal shuttles and public buses, residents can go out and about in taxis.
