Social media has become a powerful real estate lead-generation tool, helping property seekers discover agents through engaging content. Realtors can use social media platforms to build a strong personal brand and showcase their market knowledge.
TikTok, the video social media platform, has become popular among realtors and allows their content to get ‘viral’ and noticed by potential clients. Farooq Syed, Dubai real estate agent and social media influencer, attributes his business’ success to his ‘viral’ content on TikTok. Farooq shared that his TikTok videos have helped build trust with his clients, by showing his personality and professionalism through his content.
Farooq isn’t alone – many of our Bayut Academy attendees agree that TikTok helps them reach a wide audience and clients. If you’re considering using TikTok for your real estate business, you’re at the right place. In this article, we share some tips for you to get started:
Optimising Your Profile
Your TikTok profile should show who you are, what you do, your areas of service, and how clients can contact you. To optimise your profile, you should have the following three items listed in your bio:
- Your area(s) of expertise
- Your email address or website link
- Your job designation (for example, Dubai Hills Specialist at ABC Properties)
Creating Content For TikTok
A great approach for TikTok newbies is to go through all the material you have at hand – from developer brochures and market trends, to listing presentations and resources from Bayut Academy. Then, ask yourself this-
- What is the most important takeaway from this material and how can I capture this in just 15 seconds
(For example, from a developer brochure about a villa – a great value home that offers community living)
- How can I capture this in just 15 seconds through video?
Here are some TikTok content ideas for UAE real estate agents:
- Tips for homebuyers
- Tips for Sellers
- Insights on the UAE property market
- Hot new property launches
- Property viewings
- Tour of an area (why X is a great place for you and your family!)
- Things you’ve learnt from being in the real estate industry
- Tips on skills such as time management, building rapport, communication, etc
….and more!

Make Your Content Visible To A Wide Audience
Knowing how to create content isn’t enough – you need to ensure your content is visible to as many people as possible. Some ideas include:
Use Hashtags
Using hashtags allows you to organise your posts and teach the TikTok algorithm what your post is about. Hashtags are clickable – which means that if a user clicks on a hashtag, they can see a list of posts that use it. This is why we recommend using popular hashtags that are relevant to your content.
Popular UAE real estate hashtags include:
- #UAERealEstate
- #DubaiLuxuryHomes
- #DubaiRealEstate
- #DubaiProperties
Advertising On TikTok
TikTok offers a paid service called TikTok for Business, which you can use to get your content to feature on users’ feeds. In-feed ads, the cheapest advertising option available, will appear within users’ feeds when they scroll.

We suggest using organic posts to test your audience and see what content drives the most engagement. Then, you can use top-performing posts as paid advertisements for your brand or develop paid ads based on the type of content your viewers get most excited to see.
Post Consistently
The golden rule of posting on TikTok is one video daily. This may be challenging for a busy real estate agent – our social media experts at Bayut recommend posting at least three videos per week. Set aside time to create these videos and stick to this posting schedule.
Follow Trends On TikTok
“Trends” or popular audios on TikTok tend to get more views and have a higher chance of being featured on users’ feeds.
Set aside a few minutes in your day to scroll through the For You page to identify any ‘trends’ or audios that come up repeatedly. This will be a sound bite you’ll lip sync to, or use as your background music for property tours.
For example, many Dubai realtors used the song ‘One Night In Dubai’ for their property tour videos, a trending song in the emirate.
Use Cover Photos
Use a cover photo with each of your videos, to motivate people to watch more videos once they land on your page. A good cover image includes text – telling viewers what the video is about. This way, once someone has landed on your profile, they’d watch more of your content and follow you.
Use A Hook
Attention spans are short on social media – especially on TikTok, where users expect to be entertained almost instantly when they come across content. To grab their attention quickly and have them watch the video, start with a ‘hook’.
This can be a question, such as “what can sellers do to attract more homebuyers”. In this case, you would share a few tips for sellers on selling
Create A Series
One way to pull users from their For You pages to your profile is to create a ‘series’ of videos on a topic. It would motivate them to visit your profile and explore more of your content. A series can break a topic into multiple posts, or it might tell a story that could be helpful for your audience.
For example, you could create a series on ‘the UAE home buying process’, and break down topics like mortgages, property search, etc.
The secret to reaching out to a wider audience on social media is trial and error, so go ahead and start trying out all your ideas. Though it might take some time to find trends and get used to lipsyncing, TikTok can be a powerful tool for real estate lead generation. Dive in, keep learning and have fun!
