Getting Into Real Estate
I hail from Sudan and graduated in computer engineering. 16 years ago, I took the plunge into the real estate industry and began building a network of property management experts and developers. Today, I am a community expert in Maryam Island (Sharjah) and work with several off-plan projects in the Emirate. In addition, I manage more than 280 units in Sharjah.
I decided to specialise in Maryam Island after realising that its strategically prime location is perfect for investment. I began working on the project right from the start, inspired by the waterfront location of the properties.
Area Specialisation in Sharjah
Before considering specialising in an area, an agent must be authorised to be legally involved in leasing and selling properties. To do this, I recommend that agents apply for a permit at the Land Department of Sharjah.
Once you’re authorised to work as an agent in Sharjah, take your time to truly understand the advantages and selling points of your specialist area. Aspects like the location, views, amenities and the ROI will all matter to your potential clientele, so take notes! It took me three months to specialise in Maryam Island.
If I could summarise the three things that every agent needs to do to stand out as an area specialist, they would be: study the project thoroughly, create detailed and accurate listings, and respond professionally to clients.

A common mistake agents tend to make is not referring to the last transactions that have taken place in their area of specialisation. To avoid this, I’d thoroughly recommend looking at all the recent transaction data of different properties in the area.
Standing Out in a Competitive Market
I showcase my expertise in an area starting with my marketing efforts. Make sure your listings are as attractive as possible, with well-taken photos, videos and detailed descriptions. And stay knowledgeable about your area by visiting the Land Department and speaking to the officials about all the latest happenings in the market.
My advice for new agents looking to establish themselves in a specific area would be to be patient, trust yourself, have a positive outlook and be professional. You got this!
