In late 2020, we surveyed over 300 consumers for their input on the challenges they face when looking for a property. In particular, we asked, “What is the biggest challenge property seekers face while choosing a home online?”
A third of respondents (33%) cited inaccurate/ false information as one of the main challenges they face, while an additional 24% cited unhelpful agents. Bayut’s exclusive Checked and TruCheck™ badge allows you to promote the accuracy of your listings while promoting yourself as a
helpful agent. The type of agent who would never resort to bait and switch fake leads.
The Checked and TruCheck™ badge also boosts a property listing’s ranking and can help you attract more leads and better-qualified clients.
Getting the Checked and TruCheck™ badge is a two-step process.
Let’s get started!
Step 1: Upload your documents to Check your listing
Checking a listing shows consumers that it is authentic.
Under “Manage Listings” in your ad accounts, click on the grey arrow icon shown below.
Based on the type of property, you will have to upload the appropriate documentation to get started.

Common reasons for rejection
- Signatures on ID and Form A do not match
- The validation form is incomplete or is missing a company stamp
- All the required documents were not uploaded
- There is mismatched information between Form A and the actual listing
- One or more documents are outdated or expired
- The title deed is not verified by the DLD
Some pointers on validating your listing
- The grey arrow icon is only visible for properties eligible to be Checked
- If the property is company-owned, the trade license must be uploaded as well
- All signatures must match
- If Form A is signed by a POA, that person’s passport copy or Emirates ID needs to be included
- An Oqood certificate (issued by DLD) is acceptable if the official Title Deed is not available
- Seller Purchaser Agreements are not accepted
- If there is a price change or if an uploaded document expires, all forms need to be resubmitted/uploaded
Step 2: Take a picture of the property to get the TruCheck™ Badge
TruCheck™ allows agents to verify that the apartment is still on the market
by assigning a timestamp to the listing. Our survey confirms that consumers
desire this level of transparency, so give your consumers what they want,
stand out from the crowd and attract more qualified leads.
You can upload up to five pictures of the property on the Profolio™ app.
Villas
- Take the photo inside the villa in the living room.
- The photo needs to be comparable to the photo that was uploaded with the ad itself
Apartments, Offices and Business Centers
- Take the photo outside the front door with the door fully opened to show the interior
- Make sure the unit number is visible in the photo
Common reasons for rejection
- Wrong location
- Door is not fully open in photo
- There is a person in the photo
- Unit number does not show
- The photo is not comparable to listing photographs on Bayut
Some helpful pointers
- The photo needs to be comparable/match the photo posted on the listing itself
- The photo can only be taken within the app itself; geotagging technology allows the app to know when you are near the property and can take the photo. If you are outside the perimeter, the camera will not open.
- If the listing advertised shows photos of an unfurnished apartment but the apartment is now furnished, the description should note this change in order to be approved.
- Once the photo is approved, the TruCheck™ badge will appear for 30 days for rentals and 45 days for property for sale. The photo can then be retaken anytime to restart the TruCheck™ process.
- Photos are approved or rejected within 1 business day.
Why you should Check and TruCheck™
Because clients want authentic and available listings! Providing clients with what they want results in more conversions and more commissions.
But if that isn’t enticing enough, here is one more reason.
Listings with the TruCheck™ badge get an automatic boost and rank highest in each category (Signature, Hot, Regular) followed by Checked listings, and then listings that have not been Checked.
